Hines France is seeking a Finance Manager to design, structure and deploy the target finance operating model for the French platform, working with the France RE Finance Director and the finance team to make the platform more structured, controlled, scalable and data-driven.

This role will define the end-to-end operating framework for Corporate Finance, Real Estate Finance and Aparto, including reconciliations with Starez, Flywire and Xero, dashboards, KPIs and compliant AP workflows.

Qualifications

• 6-10 years of experience in finance operations, finance transformation, financial controlling, audit, accounting outsourcing, project management or similar environments.
• Experience in a multi-entity, multi-provider and multi-system environment.
• Strong understanding of accounting (General and Real Estate), reporting, reconciliations, controls and financial data flows.
• Experience with finance systems, AP workflows, e-invoicing, outsourcing models or data quality projects.
• Exposure to real estate, asset management, fund management, property management or student housing operations would be a strong plus.
• Ability to turn complex or unclear processes into clear, practical and scalable operating models.
• Strong project management, stakeholder coordination, documentation and change management skills.
• Fluent French and professional English are required.

Responsabilités

• Define target processes, RACI matrices, deliverables, operating calendars, controls, KPIs and escalation routes.
• Structure the Aparto finance model, including the interaction between Starez, Flywire and Xero, and the reconciliation process to be performed by the external finance support team.
• Define the reporting pack to be provided to the Corporate Accounting Provider for statutory accounts and PropCo reporting.
• Clarify the use of finance systems and data flows across the platform.
• Set standards for review files, reconciliation packs, shared folders, documentation, data quality and provider deliverables.
• Support readiness for the French e-invoicing reform by helping define compliant, traceable and efficient AP workflows.
• Create dashboards and KPIs to monitor process performance, data completeness, provider quality and open items.
• Identify operational bottlenecks and drive continuous improvement initiatives to reduce manual workarounds and unstructured escalations.

Responsibilities

Hines France is looking for a Finance Manager to help design, structure and deploy the target finance operating model for the French platform. The successful candidate will work closely with the France RE Finance Director and the finance team to make the platform more structured, controlled, scalable and data-driven.

A key priority will be the successful implementation of the dedicated finance operating model for Aparto, Hines’ student housing activity, ensuring that processes, data flows, controls, reconciliations and reporting routines are properly designed from inception and can be replicated for future residences. Responsibilities include but are not limited to:

• Design and document the end-to-end finance operating model across Corporate Finance, Real Estate Finance and Aparto.
• Define target processes, RACI matrices, deliverables, operating calendars, controls, KPIs and escalation routes.
• Structure the Aparto finance model, including the interaction between Starez, Flywire and Xero, and the reconciliation process to be performed by the external finance support team.

*Important scope clarification: This role will define the operating framework; it will not replace the finance owners in their day-to-day supervision responsibilities. Daily supervision of the external finance support provider will remain with the relevant finance owner, notably the Corporate Financial Controller for Corporate Finance and the Financial Controllers for Real Estate Finance. The Finance Operations & Transformation Manager will focus on high-level process design, governance, standards, controls and implementation discipline.

Qualifications

What we are looking for:

• A clear and documented France finance operating model across Corporate Finance, Real Estate Finance and Aparto.
• A dedicated Aparto finance model operational from inception, including Starez / Flywire / Xero reconciliations, AP workflows, reporting routines and controls.
• Standardised review files, reconciliation packs, shared folder governance and provider deliverables
• Improved data completeness, fewer manual workarounds and reduced unstructured escalations.
• A scalable model that can support future changes in perimeter, new residences, new regulatory requirements and additional reporting needs.
