Job summary

Nscale, shaping Europe's AI infrastructure, seeks a Commercial Manager to oversee hyperscale data center projects across Europe. You will lead financial planning, budgeting, and reporting to ensure on-budget delivery from pre-contract through final close-out, partnering with Development, Design and Construction teams.

The role requires a commercially astute professional with attention to detail and a hands-on approach to project delivery.

Qualifications

• 6+ years experience in forecasting, cash flow, cost control, and profitability across major construction projects or portfolios.
• Degree-qualified in Quantity Surveying, Commercial Management, or a related discipline.
• Proven track record of delivering profitable projects and optimizing commercial performance.
• Able to engage effectively across regions, time zones, and disciplines.
• Adaptable, proactive, and energized by high-growth, fast-paced environments.
• Fluency in English required; Finnish preferred.

Responsibilities

• Commercial management of major hyperscale data centre construction projects.
• Drive cost efficiency and value creation across projects.
• Manage detailed budgets and CAPEX models.
• Prepare and deliver detailed cost reports, forecasts, and cash flow analyses.
• Conduct budget preparation and benchmarking exercises with senior management.
• Analyze and present cost reports with commentary and recommendations.
• Manage project costs throughout the lifecycle, including variations and value engineering.
• Oversee financial close-out processes and final commercial documentation.
• Manage and provide guidance on commercial change management.
• Conduct commercial risk management activities and mitigate risks.
• Collaborate cross-functionally with Development, Construction, Finance, and Operations teams.
• Stay informed on regional market trends, cost indices, and regulatory developments.
