This role will be located at one of Discovery Land Company’s locations: “Baker’s Bay Golf & Ocean Club, Great Guana Cay Abaco, The Bahamas”

Baker’s Bay Golf & Ocean Club is seeking a Director of Home Services to join the Facilities Department.

The Director of Home Services provides overall leadership, strategic direction, and financial accountability for the Home Services (HS) Department, including the Annual Services Program (ASP), the Condominium Association (COA) Maintenance Program, and project work at member residences. The Director serves as the community’s primary resource for members on home construction, renovation, and building matters, providing sound, impartial guidance and steering members toward the right professionals, processes, and solutions. The Director is responsible for growing the Annual Services Program by enrolling new homes, ensuring the program is financially self-sustaining, and delivering a standard of home care that reflects the highest expectations of the Baker’s Bay community. The Director leads, develops, and holds accountable the Home Services Manager and the wider HS team, and is fully accountable for the successful operation and safety of the HS Department.

Key Responsibilities

· Serve as the primary point of contact for all members on home construction, renovation, and building issues, whether or not the home is enrolled in the Annual Services Program.

· Assess member concerns such as water intrusion, humidity and HVAC performance, roofing, structural, termite and pest damage, and finish defects, and advise on the appropriate course of action, scope, and next steps.

· Steer members to qualified contractors, architects, engineers, and specialty vendors; assist members in obtaining and comparing competitive quotes and in understanding proposals and scopes of work.

· Guide members through the Design Review Committee (DRC) process, community standards, and applicable permitting requirements, and liaise with the DRC and HOA on members’ behalf as needed.

· Monitor active member construction and renovation projects at key milestones, review contractor work for quality and conformance, and keep members, particularly absentee owners, informed of progress and issues.

· Coordinate multi-vendor project work at member residences, providing project management to ASP members and to non-members on a billable basis.

· Maintain clear records of member home issues, recommendations made, and outcomes.

Annual Services Program Growth

· Own the growth of the Annual Services Program, developing and executing an annual plan to enroll new homes and retain existing members.

· Engage owners of homes under construction, newly completed homes, and new owners at closing to introduce the ASP and transition homes smoothly into the program; partner with Real Estate and Member Services on introductions.

· Develop and refine ASP service offerings, pricing, and member-facing materials so that pricing fairly reflects home size and service level and fully covers program costs.

· Ensure ASP revenue covers all ASP costs and that the program stands on its own financially.

· Track and report ASP enrollment, renewals, retention, and member satisfaction; act on member feedback to improve the program.

Department Leadership & Operations

· Provide strategic leadership for the HS Department, setting annual goals, priorities, and performance standards aligned with Club objectives.

· Directly supervise the Home Services Manager and, through the Manager, the Home Services Technicians, the COA Maintenance Team, and support staff.

· Oversee delivery of the Annual Services Program and the COA Maintenance Program, including the HVAC quarterly services initiative, home inspections, and preventive maintenance.

· Maintain and oversee the structural integrity of the homes within the HS and COA Programs through the best industry standards and practices.

· Work with the HOA and COA Board on condominium maintenance matters and on communications with owners.

· Establish, implement, and maintain policies and standard operating procedures that reflect the highest standard of operation and member service.

· Ensure a safe workplace and compliance with all applicable health, safety, and regulatory requirements.

· Handle escalated member concerns and resolve service issues promptly and professionally.

Financial & Contract Management

· Prepare and manage the department’s annual operating and capital budgets; monitor performance against budget and explain variances.

· Oversee departmental accounting, including accounts payable, payroll, purchasing, inventory control, and the billing back of costs to members and the Condo Associations.

· Negotiate, award, and manage vendor and service contracts, and evaluate vendor and contractor performance.

· Report regularly to executive leadership on department performance, key metrics, ASP growth, and major member projects.
