Apartment Leasing Consultant — Leasing or Sales Experience Required

Location: Hamburg, NY

Schedule: Full-time, approximately 40 hours per week, including rotating weekends

Compensation: $18–$20 per hour, based on experience

Additional Earnings: Quarterly and annual property-performance bonus opportunities

About the Opportunity

We are seeking a sales-driven Apartment Leasing Consultant for a multifamily community in Hamburg, NY.

This is not an entry-level customer-service position. The successful candidate must have previous apartment leasing experience or a strong background in consultative sales that can transfer directly into apartment leasing.

You should be comfortable managing leads, asking questions to identify a customer’s needs, presenting a product or service, addressing objections, following up consistently, and asking for the application or sale.

Qualified Background

To be considered, candidates must bring experience in at least one of the following areas:

  • Apartment or multifamily leasing
  • New-home, real estate, hospitality, membership, furniture, automotive, or other consultative sales
  • A customer-facing role involving sales goals, lead follow-up, product or service presentations, objection handling, and closing
  • A relationship-based position requiring the management of an active prospect or customer pipeline

General customer-service experience without a sales, leasing, lead-management, or closing component will not provide the level of preparation needed for this position.

What You’ll Do

Leasing and Sales

  • Respond promptly and professionally to phone, email, online, and walk-in inquiries.
  • Ask thoughtful questions to understand each prospect’s housing needs, priorities, budget, and timeline.
  • Schedule appointments and maintain an organized prospect pipeline.
  • Conduct engaging community and apartment tours.
  • Present apartment features, amenities, policies, and overall value based on the prospect’s stated needs.
  • Address questions and objections confidently while maintaining a professional, consultative approach.
  • Ask qualified prospects to complete an application and guide them through the next steps.
  • Follow up consistently with prospects who are still considering their options.
  • Maintain accurate records of prospect activity, appointments, follow-up, applications, and leasing results.
  • Assist with applicant screening and prepare leasing documents accurately.
  • Collect application fees, security deposits, and other required payments.
  • Coordinate move-ins and help create a welcoming new-resident experience.
Resident Experience
  • Assist with lease renewals, resident communications, payment intake, questions, and service concerns.
  • Build professional relationships with residents while consistently following property policies.
  • Accept maintenance requests, route them to the appropriate team member, and follow up after service is completed.
  • Help resolve resident concerns with empathy, professionalism, and sound judgment.
  • Support resident-retention activities and community events as needed.
Property and Team Support
  • Maintain accurate leasing, vacancy, renewal, move-in, move-out, and resident records.
  • Support outreach marketing and other efforts to generate qualified traffic.
  • Stay informed about available apartments, property features, local market conditions, and competing communities.
  • Walk the community as needed and report curb-appeal, maintenance, or service concerns.
  • Work collaboratively with the Property Manager, Assistant Manager, maintenance team, and other onsite team members.
  • Conduct all leasing and resident interactions in accordance with Fair Housing requirements, company policies, and applicable laws.
What We’re Looking For
  • Previous multifamily or apartment leasing experience, or demonstrated consultative sales experience with clearly transferable skills
  • Experience working with leads or prospective customers from initial contact through follow-up and closing
  • Confidence conducting tours, demonstrations, presentations, or detailed product consultations
  • Experience identifying customer needs and recommending appropriate options
  • The ability to address concerns, explain value, and ask for the sale or next step
  • Strong follow-up habits and comfort working toward measurable leasing or sales goals
  • A warm, polished, professional, and engaging communication style
  • Excellent customer-service and conflict-resolution skills
  • The ability to remain composed and organized while handling prospects, residents, phone calls, follow-up, and administrative deadlines
  • Strong organization, time management, attention to detail, and written communication
  • Basic computer proficiency and the ability to learn property-management systems
  • Experience with Microsoft Office, CRM platforms, lead-management systems, or property-management software is strongly preferred
  • A willingness to learn and consistently follow Fair Housing requirements and company procedures
  • A dependable, team-oriented approach and willingness to support overall property performance
  • A valid driver’s license, reliable transportation, and automobile insurance
  • Availability to work onsite full-time, including a rotating weekend schedule and occasional flexibility based on property needs
Compensation and Performance Bonuses

The position pays $18–$20 per hour, based on experience.

Rather than paying a separate commission for each lease, the company offers a property-performance bonus program that rewards the success of the onsite team. Eligible employees may receive quarterly and annual bonuses based on property performance.

Historically, total bonuses have ranged from approximately 5.5% to 11% of annual income. Actual bonus amounts vary based on property performance and are not guaranteed. Employees become eligible to participate after successfully completing the 90-day introductory period.

Physical and Work Environment

This position combines office-based responsibilities with regular standing and walking throughout the community. The Leasing Consultant must be able to tour and inspect apartments and common areas, use stairs, open doors and cabinets, operate standard office equipment, and occasionally lift or carry office or property-related items.

Work is performed primarily indoors with regular outdoor activity in varying weather conditions.
