Unispace in Zurich seeks a Principal, Delivery & Preconstruction to lead Preconstruction and Delivery functions, ensuring commercial soundness and successful delivery of projects. Qualifikationen

• Experience delivering commercial interior fit-out projects, ideally across workplace, hospitality or retail.
• Background in a Design & Build or commercially focused fit-out business is valuable.
• Strong capability in estimating, cost planning and procurement.
• Proven ability to manage contracts, risk and project profitability.
• Experience leading and developing project teams in a delivery environment.

Principal, Delivery & Preconstruction

We are looking for a Principal, Delivery & Preconstruction to join our Zurich leadership team. This senior, hands‑on role will lead our Preconstruction and Delivery functions, ensuring projects are commercially sound and successfully delivered.

The role:

You will lead a team across Preconstruction and Delivery, setting standards, driving commercial performance and overseeing projects from initial feasibility and cost planning through to construction and final delivery.

Working closely with the Managing Director and wider studio leadership team, you will have responsibility for estimating, procurement, commercial strategy, contracts, project risk, programme and performance.

Your responsibilities will include:

• Leading and developing a team of approximately six people
• Overseeing estimating, feasibility, cost planning and project budgeting
• Reviewing project cost plans, budgets and commercial strategies
• Managing tendering, subcontractor selection and procurement
• Establishing the correct commercial and contractual approach for each project
• Monitoring project risk, margin, programme and forecasting
• Providing senior oversight and support across live projects
• Acting as an escalation point for complex commercial and delivery issues
• Building strong relationships with clients, subcontractors and delivery partners
• Supporting the continued growth of our Zurich studio

What we’re looking for:

You will have significant experience delivering commercial interior fit‑out projects, ideally across workplace, hospitality, retail or similar environments.

Experience within a Design & Build or commercially focused fit‑out business would be particularly valuable.

Your current title could be Project Director, Construction Director, Preconstruction Director, Senior Project Manager or something similar. The experience behind your title is what matters most to us.
