Job description

A well-established organization in the residential real estate sector is seeking a senior operations leader to oversee a multi-residential portfolio. The Vice President, Operations will translate business priorities into consistent property-level execution, strengthen the resident experience, improve financial performance and build scalable practices that support portfolio growth.

Working as part of the senior leadership team, this individual will provide direction to corporate and property-based operations teams and collaborate across finance, asset management and other business functions. Key Accountabilities

Portfolio Strategy and Financial Performance

• Partner with finance to develop and execute operating plans that support asset positioning, resident satisfaction, service quality and financial results.
• Partner with Finance and Asset Management to monitor operational and financial performance, address variances, and support budgeting, forecasting and long-term asset value.
• Use market intelligence and performance data to identify opportunities, establish priorities and improve results.

Property Operations and Service Delivery

• Provide oversight to corporate and property teams responsible for day-to-day operations across the portfolio.
• Establish consistent operating procedures, service standards, key performance indicators and management reporting that strengthen accountability.
• Conduct and oversee property reviews to assess building condition, operating practices, resident service and opportunities for improvement.
• Maintain appropriate controls for leases, contracts, property records, vendor activity and compliance with applicable legislation and regulatory requirements.

Portfolio Growth and Business Improvement

• Guide the operational onboarding of acquired properties and the transition of new developments into stabilized operations.
• Collaborate on capital planning, investment requests and property improvement programs, providing operational input that supports effective execution and long-term value.
• Advance the use of technology, automation and data to improve efficiency, decision-making and the resident experience.
• Support practical sustainability, energy efficiency, resident engagement and community initiatives within property operations.

Team Leadership and Stakeholder Management

• Build and develop a high-performing operations team by setting clear expectations, coaching leaders, monitoring results and supporting succession planning.
• Promote fair, consistent and productive employee and labour relations practices across the portfolio.
• Work effectively with cross-functional leaders to translate organizational priorities into operational plans and measurable outcomes.
• Develop strong relationships with residents, service providers, business partners and industry stakeholders.

Qualifications and Experience

• At least 10 years of progressive leadership experience in multi-residential property operations, property management or asset management, including responsibility for a sizeable and complex portfolio.
• Experience leading operations through acquisitions, integrations, development transitions, portfolio growth or property turnarounds.
• Strong financial and commercial acumen, including operating budgets, forecasts, profit and loss accountability, capital planning, cost management and property-level performance analysis.
• Sound knowledge of residential property operations, resident service, labour relations, health and safety, risk management and regulatory compliance.
• A record of improving performance through clear standards, meaningful performance indicators, technology, data and disciplined follow-through.
• Proven success leading change and building capable, accountable and engaged teams in a dynamic organization.
• Strong executive communication, judgment and relationship-building skills, with the ability to work effectively across functions and with senior stakeholders.
• A practical leadership style that combines strategic thinking with hands-on operational oversight and a focus on residents, employees and business results.
• A bachelor's degree in business, commerce, real estate, finance or a related field. A relevant graduate degree or professional designation is an asset.

This role is based in the Greater Toronto Area and requires regular in-person leadership and travel to properties. Applicants must be legally eligible to work in Canada.
