Job summary

CBRE Group, Inc. is seeking a Building Operator (Union) to maintain small to medium-sized buildings, building systems, and equipment.

This role falls under Engineering and Technical Services and focuses on preventive maintenance and repairs to keep facilities running smoothly. You will perform daily rounds, operate and troubleshoot HVAC and electrical systems, manage logs in CMMS, respond to tenant requests and emergencies, and oversee contractor work to meet contract standards and company

Qualifications

• Experience operating building systems and equipment.
• Ability to perform preventive maintenance and repairs.
• Knowledge of energy efficiency and building utilities.
• Experience with CMMS for logging work orders.

Responsibilities

• Performs daily rounds and log readings.
• Reviews and completes daily entries into engineer's log; investigates issues.
• Completes preventive/demand maintenance tasks and inputs histories into CMMS; reports changes to supervisor.
• Starts-up/shutdowns building infrastructure equipment.
• Ensures energy efficiency and maintains mechanical/electrical systems and equipment (boilers, chillers, HVAC, pumps, generators, life safety).
• Performs repairs such as replacing fixtures, clearing drains, repairing pipes, etc.
• Maintains air handling units and greases bearings; replaces filters and belts as needed.
• Conducts water treatment and generator tests.
• Troubleshoots/repairs all building infrastructure equipment.
• Escalates unusual events to supervisor.
• Responds to tenant requests and emergencies.
• Oversees contractors to ensure compliance with contract and company standards.
• Participates in meetings as required.
• Pumps teardown/minor repairs/alignment.
• General building maintenance/repairs (painting, drywall, grounds).
• Assist other classifications/trades as required.
• Other duties as assigned.

About the Role:

As a CBRE Building Operator (Union), you will be responsible formaintaining small to medium-sized buildings, building systems, and equipment.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do:

• Performs daily rounds and log readings
• Reviews and completes daily entries into engineer's log; investigates any issues
• Completes preventative/demand maintenance tasks and input histories into Computerized Maintenance Management System (CMMS) as needed; report required changes to supervisor
• Starts-up/shutdowns building infrastructure equipment
• Ensures maximum energy efficiency, inspects/operates/maintains and repairs mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
• Performs repairs such as: replace washers/faucets, clear sinks, toilets and drains, clear grease traps/sumps, re-pack valves, replace pumps/motors, reset breakers, repair pipe systems, etc.
• Maintains fan/air handling units which may include greasing of bearings, replacement of filters, belt inspections and replacements
• Conducts water treatment tests
• Conducts generator tests
• Troubleshoots/repairs all building infrastructure equipment
• Escalates unusual events, occurrences or unsafe conditions to supervisor
• Responds to tenant requests and emergencies
• Oversees work of contractors/external service providers to ensure adherence to contract specifics and company/industry standards
• Participates in meetings as required
• Pump teardown/minor repairs/alignment
• Perform general building maintenance/repairs (i.e., painting, drywall, grounds maintenance)
• Assist other classifications/trades as required
• Other duties as assigned
