Job summary

Dexterra in Toronto is seeking a Building Operator responsible for maintaining mechanical and electrical equipment such as heat pumps and boilers. The role includes performing general maintenance tasks, managing third-party contractors, and responding to fire alarms.

Qualifications

  • 2-5 years hands-on experience in general maintenance.
  • Ability to read and interpret mechanical/electrical blueprints.
  • Knowledge of Occupational Health and Safety Act.
  • Knowledge of Workplace Hazardous Materials Information Systems (WHMIS).
  • First Aid and CPR training preferred.

Responsibilities

  • Monitor and maintain mechanical equipment like heat pumps and boilers.
  • Perform general maintenance such as plumbing and light replacement.
  • Oversee 3rd party contractors for safe operations.
  • Respond to fire alarms as part of the response team.

WHAT'S THE JOB?

Reporting directly to the Property Manager, the Building Operator maintains mechanical and electrical equipment such as heat pumps, boilers, air handlers, fire system.

Main Duties and Responsibilities

The main duties and responsibilities of the position include, but are not limited to:

  • Monitors operation, adjusts, and maintains mechanical equipment such as heat pumps, boilers, air handlers and pumps that provide chilled water, hot water and air conditioning to the property
  • General maintenance such as minor plumbing, light replacement, ballasts etc.
  • Performs preventative and regular maintenance as outlined by maintenance
  • Oversees 3rd party contractors for the safe and compliant operation, maintenance both corrective and preventive.
  • Regulation of equipment
  • Works with the Quality Management system
  • Participate in educational programs and in-service trainings.
  • Attends meetings as required
  • As a key member of the Building Operations team, the successful candidate is required to be on call according to a published schedule. Successful candidate may occasionally be required to work weekends and some overtime.
  • Completes assigned tasks in a professional manner and close the work orders within time frame given in response time policy
  • Communicate the work status with the client groups via central call center within the time frame given in response time policy
  • Adheres to the occupational health and safety acts and other legislative enactment
  • The building operator also responds to Fire Alarms as part of the fire response team
  • Perform other related duties as required and as assigned by the supervisor or manager.
  • Prepare quotation letters for chargeable services provided by property management and prepare a monthly report detailing tenant services charges for work performed and provide same to accounting
WHO ARE WE LOOKING FOR?
  • Must have initiative and the ability to work on own
  • Positive outlook, good communication and interpersonal skills are required
  • Must be computer literate
  • Certificate of Building Environmental Systems - Operator Class One & Two or SMT or Stationary Engineer 4th/5th Class or equivalent;
  • 2-5 years hands on experience in general maintenance in a commercial, laboratory equipment or industrial environment;
  • Ability to read and interpret mechanical/electrical blueprints;
  • Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training;
  • Knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority;
  • Computer literate. Knowledge of CMMS is an asset
  • Performs miscellaneous job-related duties as assigned.
