Job summary

Seymour Pacific Developments LTD is seeking a Subcontracts Coordinator to source, evaluate, negotiate, award, and administer construction trade contracts for multi-family projects across Western and Central Canada, including Winnipeg.

You will collaborate with site staff, Project Coordinators, Construction, Design, Estimating, Purchasing and suppliers to define scope, cost, schedule, and performance expectations, ensuring qualified trades are engaged.

Qualifications

• Experience in construction procurement, subcontract administration, estimating, or related roles.
• Knowledge of drawings, scopes of work, tendering, and scheduling.
• Ability to analyze pricing, bids vs budgets, and negotiate with subcontractors.
• Strong written and verbal communication; ability to hold subcontractors accountable.
• Interpersonal and relationship-building across project teams.
• Attention to detail and strong organizational skills.

Responsibilities

• Source, recruit, and qualify subcontractors using networks, referrals, site visits.
• Manage tender process, establish lists, issue packages, confirm schedule and scope.
• Review bids against budgets, pricing, scope, and assumptions.
• Negotiate pricing, terms, and schedule impacts to optimize value.
• Prepare bid analyses and coordinate contract awards.
• Define complete scopes, payment schedules, and milestones before mobilization.
• Coordinate start dates, durations, and manpower with site teams.
• Administer subcontract agreements and process Change Orders.
• Support subcontractor performance with corrective actions and escalations.
• Maintain records in SPD systems.
• Build professional relationships balancing safety, quality, cost, schedule.
• Attend project meetings and provide input on tendering and trade performance.
• Support Construction Execution Plans with realistic timelines.
