Job summary

BGO is seeking a proactive Residential Property Manager in Toronto to oversee a rental group, drive asset value through operational excellence, and cultivate strong resident relationships. Reporting to the Director, Residential, you will manage day-to-day operations, budgets, leasing, and compliance while coordinating maintenance, staff coaching, and capital projects in a fast-paced environment.

This onsite role requires 3+ years of experience, CPM preferred, and proficiency with Yardi and MS

Qualifications

  • 3+ years of residential property management experience.
  • Post-secondary education in real estate; CPM designation preferred.
  • Knowledge of applicable landlord/tenant laws and rights.

Responsibilities

  • Oversee day-to-day property operations, service, maintenance, and resident satisfaction.
  • Manage resident relations, handle requests, emergencies, and lease renewals.
  • Coach site staff and support performance management and policy compliance.
  • Manage budgets, expenses, revenue, reporting, and capital planning.
  • Oversee leasing, rent collection, arrears, applications, renewals, and move-ins/outs.
  • Monitor market conditions and revenue opportunities to drive performance.
  • Coordinate maintenance, repairs, capital projects, vendors, inspections, and preventive programs.
  • Ensure compliance with laws, policies, safety standards, and emergency procedures.
  • Maintain property records using PM systems and conduct audits.
  • Support sustainability initiatives and community engagement.

Reporting to the Director, Residential, this position will oversee a residential rental group in Toronto, with overall accountability for property operations, revenue growth, maintenance, resident service, and minor capital improvements. The role is focused on maximizing asset value through institutional-quality residential management, operational excellence, and strong resident relationships. The ideal candidate is a proactive, results-driven professional who thrives in a fast-paced and dynamic environments!

This is an onsite position located in Toronto, ON.

What You Will Do
  • Oversee day-to-day property operations, ensuringhigh standards ofservice, maintenance, andresident satisfaction.
  • Manage resident relations, addressing requests, complaints, emergencies, and retention/lease renewal initiatives.
  • Supervise, coach, andtrain site staffwhile supporting performancemanagement and policycompliance.
  • Manage property financialperformance, includingbudgets, expenses, revenue, financial reporting, andcapital planning.
  • Oversee leasing, rentcollection, arrears, applications, renewals, and residentmove-in/move-out processes.
  • Monitor market conditions, rental rates, competitors, and revenue opportunitiesto support propertyperformance.
  • Coordinate maintenance,repairs, capital projects, vendors, contracts, inspections, and preventative maintenanceprograms.
  • Ensure compliance withlegislation, company policies, health and safetystandards, and emergencyprocedures.
  • Maintain accurate propertyrecords and documentation, using property managementsystems and conductingregular audits.
  • Support sustainability initiatives, including energy efficiency, environmental safety,and community engagement.
Who You Are
Key Qualifications
  • Experience - 3+ years of related experience with residential property management, combined with a strong service ethic commitment.
  • Education - Preference for post-secondary education in real estate and/or CPM designation.
  • Computer Skills - Intermediate skills in Microsoft Office: MS Word, Excel, and Outlook; knowledge of Yardi required.
  • Knowledge - A complete understanding of all applicable laws, legislation, and rights concerning resident / landlord relations.

The Expected Base Pay Range: $100,000 - $120,000 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications. In addition to base pay, eligible BGO employees participate in various incentive compensation plans, based on individual and business performance as well as a broad range of competitive benefits.
