We are deeply invested in improving the lives of the people who live and work in our communities, acknowledging that communities are more than just buildings. We focus on quality, consistency and sustainability, and our business is driven by warm, passionate people who embody a desire to help each of us feel more connected to one another.

We develop, own and manage rental apartments; develop condominium homes; and develop, acquire and manage industrial and office properties. Since 1989, we’ve grown to over $6.6 billion in assets under control.

Position Summary

The Senior Project Manager delivers initiatives across the Digital Technology portfolio, taking assigned projects from intake through close-out and applying the rigour, judgement, and structured delivery approach that complex business and technology change requires. This is a hands‑on delivery role for a seasoned PM who is trusted with higher‑profile, cross‑functional, or operationally sensitive work.

The role operates within PMO standards, governance practices, and portfolio reporting expectations set by the PMO Lead.

Day to day, the Senior Project Manager plans and manages assigned projects to scope, schedule, budget, and quality standards. The role maintains the artifacts that keep delivery honest, partners with business sponsors, the Business Relationship Manager (BRM), BAs, Digital Platform Manager, Digital Platforms Administrators, vendors, and technical teams, and feeds project‑level input into portfolio sequencing, dependency management, release planning, and benefits tracking.

This role reports to the Director, Digital Platforms, Delivery & Governance.

Key Responsibilities
1. Project Delivery Leadership
  • Plan and deliver assigned projects from intake to close‑out, meeting scope, schedule, budget, and quality targets
  • Maintain accurate project plans, RAID logs, status reports, and governance artefacts per PMO standards
  • Apply agile or hybrid approaches pragmatically based on complexity and delivery risk
  • Drive project cadence, accountability, and issue resolution across business, tech, vendor, and operational stakeholders
  • Escalate material risks, scope changes, or decision delays to the PMO Lead or Director when needed
  • Feed project‑level data to the PMO Lead for portfolio reporting, sequencing, and capacity/release planning
  • Facilitate governance checkpoints, giving sponsors clear options and recommendations for timely decisions
  • Support quarterly sequencing and portfolio reviews by surfacing risks, dependencies, and readiness issues early
  • Model disciplined delivery practices and help mature PMO templates and governance standards
3. Stakeholder, Sponsor & Team Coordination
  • Partner with sponsors, the Business Relationship Manager (BRM), BAs, Digital Platforms, Architecture, Data & Insights, and vendors across planning and delivery
  • Keep delivery connected to business intent, expected outcomes, and adoption/readiness needs
  • Handle project‑level stakeholder engagement and light analysis, looping in BA team when complexity exceeds PM scope
  • Coordinate with Digital Platforms Manager & Administrators on configuration, testing, and release readiness
  • Build credibility through clear communication, sound judgment, and transparent escalation
4. Risk, Dependency, Release & Operational Readiness
  • Identify, manage, and elevate risks, issues, dependencies, and scope changes in a structured, timely way
  • Build operational readiness into delivery plans — support handoff, ITSM impacts, training, and post‑go‑live stabilization
  • Coordinate release readiness — testing, cutover, change windows, and business validation with platform/technical teams
  • Surface cross‑project dependencies early so PMO leadership can act on them
  • Ensure close‑out includes lessons learned, documentation handoff, and post‑implementation check‑ins
  • Track benefit milestones and adoption dependencies, feeding them into portfolio benefits tracking (sponsors own actual realization)
  • Coordinate with BRM, BAs, sponsors, and L&D to reflect adoption, training, and communication needs in delivery plans
  • Support benefits definition at intake, keeping scope and milestones tied to intended business outcomes
  • Support post‑implementation reviews with project context, delivery evidence, and outstanding risk items
Required Knowledge & Skills
  • 7+ years of project management experience delivering tech and business change from intake through close‑out
  • Bachelor’s degree in business technology, IS, Computer Science, Business Administration, or equivalent
  • Fluent in agile and hybrid (waterfall + agile) delivery, with judgment to adapt pragmatically
  • Strong governance discipline: project plans, RAID logs, status reports, decision/dependency tracking
  • Proven track record delivering scope, schedule, budget, and quality on complex, enterprise‑scale initiatives
  • Skilled stakeholder engagement across business, technology, vendor, and executive audiences
  • Solid BA fundamentals: requirements facilitation, process impacts, and knowing when to bring in specialist support
  • Experience working within a structured model alongside BAs, BRMs, Architects, and PMO
  • Familiarity with benefits realization: defining, tracking, and validating benefits post‑implementation
  • Strong communication skills across working teams, sponsors, and governance forums
  • Comfortable with PM tools like MS Project, Smartsheet, Jira, ServiceNow PPM, or Azure DevOps
Preferred Qualifications
  • PMP, PRINCE2, PMI-ACP, Scrum, SAFe, PgMP, PfMP, or equivalent certification/experience
  • Background in real estate, property management, finance, ESG, or related industries
  • Experience delivering enterprise platform, Yardi, ERP, or data/reporting initiatives
  • Experience supporting PMO maturity — standards, lessons learned, portfolio reporting, governance prep
  • Experience coordinating vendor work, release readiness, testing, and post‑go‑live stabilization

Please note this is a general description of the tasks and skills required. Additional responsibilities and duties may be required to successfully perform this role.
