SUMMARY

The Senior Interior Designer provides planning services to ensure optimal space utilization and develops occupancy and logistical options to meet client needs. They develop design concepts, strategic occupancy plans, and forecasts considering factors such as cost, budget, timelines, environment, structural impact, and limitations. Design work must meet client specifications and be delivered within budget and timelines, including day-to-day churn services, needs analysis, stacking, blocking, CAD layouts, etc. Options are developed to support annual planning and respond to client on-demand business needs.

The planner collaborates with internal BGIS staff, clients, and external consultants to ensure timely and successful implementation of space and occupancy planning initiatives. They may also provide direction, leadership, and review work of other Interior Designers as required.

KEY DUTIES AND RESPONSIBILITIES
  1. Perform interior design activities including needs analysis, programming, work process analysis, stacking, blocking, finishes selection, design options, estimating, sample boards, specification writing, tender drawing creation, renderings, contractor management, deficiency identification, problem solving, and interfacing with CAFM as required.
  2. Develop and prepare material cost estimates, project specifications, and tender documents. Create schedules and monitor progress against timelines.
  3. Prepare technical documentation such as user guides and technical specifications.
  4. Assist in developing documentation and implementing design processes, policies, and procedures.
  5. Assist with RFP bid document submissions.
  6. Create 3-D renderings, work drawings, plans, models, and schemes using CAD software.
  7. Produce sample boards for client presentations.
  8. Work independently on assignments with clear technical objectives.
  9. Provide support and guidance for complex or urgent problems.
  10. Make recommendations on architecture, application design, standards, and process improvements based on client needs.
  11. Take responsibility for individual and team results.
  12. Estimate and prioritize work to maximize value, considering risk, effort, and dependencies.
  13. Raise impediments, risks, and issues early and work with the team to mitigate them.
  14. Develop design concepts that align with client needs, work processes, culture, project plans, sustainability, and building system impacts, executing within budget and time constraints.
  15. Select materials according to standards and budget.
  16. Undertake Space Planning responsibilities as needed.
  17. Act as the first point of contact, gathering information from clients and team members, and conducting site visits to assess space requirements and constraints.
  18. Obtain approval of designs from internal stakeholders and Project Managers.
  19. Apply building codes and liaise with authorities for layout approvals.
  20. Maintain relationships with vendors, monitor work progress, and oversee quality.
  21. Comply with regulatory, environmental, health, and safety standards.
  22. Manage client expectations without compromising objectives.
  23. Incorporate sustainable practices into space planning where practical.
  24. Respond promptly to client reports and system inputs.
  25. Support management on large or unique projects.
  26. Participate in team meetings and provide status updates.
  27. Perform other duties as assigned.
KNOWLEDGE AND SKILLS
  • Diploma or Bachelor’s Degree in Interior Design.
  • Expertise in interior design and documentation.
  • Knowledge of building issues, codes, products, materials, ergonomics, LEED, Bill 124, and industry standards.
  • Ability to develop creative yet functional design solutions.
  • Understanding of cost estimating and project specifications.
  • Effective client service skills and expectation management.
  • Proficiency in MS Office, AutoCAD, CAFM, and related software.
  • Experience in facilities planning and real estate knowledge.
  • Ability to assess financial impacts of office relocations and changes.
  • Strong project management, design, move management, and scheduling knowledge.
  • Familiarity with industry standards, building codes, and LEED.
  • Strong organizational, communication, analytical, and problem-solving skills.
  • Experience with RFP submissions and marketing case studies.
  • Thorough knowledge of building codes, construction, mechanical, and electrical impacts.
Licenses and/or Professional Accreditation
  • NCIDQ, LEED AP, BCIN, MCR, Bill 124 are assets.
