The ideal candidate holds a CPA or CFA designation and has 4+ years in financial analysis, forecasting, and reporting, with a strong grasp of real estate metrics such as NPV, IRR, cap rates, and cash-on-cash returns.

You will model, analyze, and present investment insights related to development projects.

Responsibilities

• Perform financial modeling and analysis for real estate investments and developments.

• Analyze financial data and prepare reports to support strategic decisions.

• Conduct variance analysis and support ad hoc analysis.

Job description

Based in Vancouver, our client is an established real estate developer that has been in business for over 10 years! They are currently looking to add an experienced Financial Analyst to their team. The ideal candidate is a designated CPA or CFA with 4+ years of relevant experience.

About the Position

Reporting to the Senior manager, the financial analyst will be responsible for but not limited to:

• Perform financial modeling and analysis for real estate investments and developments.
• Evaluate cash flows, returns, and overall asset performance.
• Prepare proformas, investment analyses, and presentations for leadership.
• Assist with due diligence, market research, and transaction support.
• Analyze financial data and prepare reports to support strategic decisions.
• Monitor performance, identify trends, and provide actionable insights.
• Deliver monthly reporting and forecasting updates to senior leadership.
• Conduct variance analysis (budget vs. actuals) and support ad hoc analysis as needed.
• Support the annual budgeting process and departmental planning.
• Contribute to long-term forecasting and strategic planning initiatives.
• Provide insight into financial risks and opportunities.

Requirements

• CPA or CFA designation
• 4+ years of experience in financial analysis, forecasting, and reporting
• Strong understanding of real estate financial metrics such as NPV, IRR, cap rates, cash-on-cash returns, and analysis of income-generating properties
• Hands-on experience supporting financial analysis for real estate investments and development projects

Compensation & Benefits

• Salary: $95,000 to $110,000 per annum, commensurate with experience
