Based out of Vancouver, Canada, our team of in-house experts work across residential, commercial and master-planned projects, with a growing residential portfolio that includes more than 22,000 homes that are built or under development, and an income portfolio that includes 5.5 million square feet of retail, industrial, office and rental properties under management.

We are an organization of high achievers and believe what is created in community is always better than what is created in isolation. We set high expectations and support you in achieving excellence. We are building a trusted community to collaborate, learn from each other and deliver results.

About The Role

The Senior Facilities Manager plays a key leadership role within our Residential division (IPP). This position provides strategic direction, operational oversight, and cross-functional input on upcoming multi-family rental projects, while managing the maintenance and capital expenditure programs for our existing residential portfolio.

You will work closely with Development, DevCon, and Operations teams to ensure our properties are built and maintained to the highest standards of efficiency, quality, and long-term value. The ideal candidate will bring a balance of technical expertise, financial acumen, and a collaborative mindset to guide both new construction and portfolio operations.

What You\'ll Do

  • Provide cross-functional input during the design and build phases of new projects, ensuring alignment with Owner’s Project Requirements (OPR) and long-term operational goals.
  • Develop and manage new project OPEX and CAPEX budgets that align with target NOI and operational benchmarks.
  • Review drawings and participate in value engineering (VE) discussions to maximize lifetime asset value and cost efficiency.
  • Lead new building handover and sign-off for operational items delivered by construction teams.
  • Oversee and mentor the building maintenance team, setting schedules, priorities, and performance objectives.
  • Partner with the Senior Director, and maintenance leadership to plan and execute long-term maintenance strategies across the portfolio.
  • Source and evaluate new building technologies and systems that enhance efficiency, reduce operating costs, and improve tenant experience.
  • Leverage scale for third-party service contracts (e.g., landscaping, HVAC, metering, janitorial, and security) to ensure competitive pricing and accurate scopes of work.
  • Maintain clear communication channels between the Residential and Development teams to ensure all stakeholders have accurate and timely project information.
  • Track and report on portfolio maintenance and capital expenditure performance, identifying opportunities for improvement and cost optimization.
  • Support departmental OKRs by implementing operational best practices and cost-control measures.

What You Bring

  • Minimum 5–10 years of facilities management experience, ideally within residential or mixed-use portfolios.
  • Proven track record developing and managing OPEX and CAPEX budgets that meet financial performance targets.
  • Strong understanding of building systems, maintenance operations, and construction handover processes.
  • Experience collaborating cross-functionally with development, construction, and property management teams.
  • Strong project management and analytical skills with an ability to balance strategic planning and day-to-day operations.
  • Excellent communication and interpersonal skills, with a collaborative and solutions-oriented approach.
  • Post-secondary education in Facilities Management, Engineering, Building Operations, or a related field is preferred.

Our salary ranges and bonus percentages are determined by job family and level. Base salary is determined by a combination of factors including, but not limited to, education and training, years of relevant experience, and internal equity.
