Job summary

Pearl Builders Group is seeking a Senior Construction Project Manager to serve as the owner-side representative on a major industrial project in Brampton. You will protect the company’s interests by overseeing scope, schedule, cost, quality and risk, while holding contractors and vendors accountable to contracts.

Responsibilities include governance with the contractor and design team, reviewing baselines and look-aheads, managing budgets and change logs, and ensuring commissioning and handover

Qualifications

• Minimum 10 years of progressive construction project management in Canada.
• Experience overseeing major ground-up or complex facility projects through all phases.
• Experience with general contractors, consultants, authorities and vendors; owner-representative preferred.
• Strong command of CPM scheduling; proficient in MS Project and/or Primavera P6.
• Knowledge of Ontario construction practices and regulatory environment.
• Ability to read architectural, structural, mechanical and electrical drawings and coordinate.
• Excellent leadership, negotiation and conflict-resolution skills.
• Post-secondary degree/diploma in CM/Engineering/Architecture or related field.
• On-site work in Brampton five days per week; meetings off-site as needed.
• Preferred PMP/Gold Seal/P.Eng. or equivalent.
• Experience with Procore, Bluebeam, BIM, and structured document-control systems.
• Experience delivering logistics/distribution centres, manufacturing plants or industrial facilities.
• Experience with CCDC 2 and CCDC 5A/5B delivery models.

Job description

Pearl Builders Group is a commercial and residential real estate project management company. With over 20 years of experience amongst the senior management, Pearl Builders deliveries a wide variety of projects. We manage projects from construction to property management encompassing a complete design/build. Our work ranges from the management and development of complete new builds, refurbishments and fit-outs for Companies.

The Senior Construction Project Manager will act as the Company's primary owner-side representative for a major industrial construction project in Brampton. A third-party builder/general contractor has been engaged to execute the construction. This role will protect the Company's interests by providing active oversight of scope, schedule, cost, quality, risk, approvals, commissioning and handover, while holding the builder, consultants and vendors accountable to their contractual obligations and project commitments.

Key responsibilities

• Owner representation and governance: Serve as the Company's primary project representative with the general contractor, consultants, design team, authorities, utilities, vendors and internal stakeholders. Establish meeting cadence, action tracking, decision governance and escalation protocols.
• Schedule and delivery: Review and challenge the contractor's baseline schedule, critical path, milestone plan, look-ahead schedules and recovery plans. Track long-lead procurement, design releases, permits, utility dependencies and owner decisions that could affect completion.
• Cost and commercial control: Maintain the owner-side budget, forecast, contingency and change log. Review payment applications, schedule of values, allowances and change requests. Assess scope entitlement, pricing, mark-ups and time impact before recommending approval.
• Contract administration: Understand and administer the owner's obligations and rights under the construction agreement, consultant agreements and applicable CCDC/OAA or project-specific contract forms. Maintain strong records for RFIs, site instructions, notices, changes, claims and approvals.
• Design and constructability coordination: Coordinate owner requirements with architects, engineers and the builder. Identify gaps, conflicts, constructability issues and late design decisions; drive resolution before they affect the field.
• Quality oversight: Work through the design consultants, testing agencies and builder's quality program to verify that work aligns with approved drawings, specifications, codes and standards. Drive deficiency identification, correction and closure.
• Safety and compliance oversight: Monitor contractor safety performance and contractual compliance, escalation issues promptly through the constructor/general contractor, and ensure owner activities comply with Company and statutory requirements. Do not direct the contractor's site workforce or construction means and methods.
• Permits and authorities: Track municipal and regulatory submissions, building permits, inspections, general review reports, utilities, occupancy and final approvals. Maintain a live approvals matrix and escalation plan.
• Commissioning and operational readiness: Lead the owner-side commissioning and turnover plan, including equipment/system commissioning, training, spares, O&M manuals, as-builts, warranties, occupancy, deficiency closeout and handover to operations.
• Risk management: Maintain a project risk register covering schedule, cost, design, procurement, safety, quality, permitting, commissioning and business continuity. Assign owners, mitigation actions and trigger dates.
• Executive reporting: Produce a concise weekly/monthly dashboard showing milestone status, critical path, cost forecast, contingency, approved/pending changes, key risks, decisions required, safety/quality indicators and overall project health.

Required qualifications

• Minimum 10 years of progressive construction project management experience, with substantial responsibility for industrial, warehouse/distribution, manufacturing, logistics, commercial or other large ICI projects in Canada.
• Demonstrated experience overseeing major ground-up construction, expansions or complex facility projects from pre-construction/design coordination through construction, commissioning, occupancy and closeout.
• Experience working directly with general contractors, construction managers, architects, engineers, consultants, authorities and major vendors. Owner-representative experience is strongly preferred; senior GC experience with strong owner-facing responsibility is also acceptable.
• Strong command of project schedules and CPM concepts, including critical path, float, constraints, look-aheads and recovery planning. Proficiency with MS Project and/or Primavera P6 is strongly preferred.Strong commercial and cost-control capability, including budgets, forecasting, schedule of values, change orders, contingency, cash allowances, payment review and claims documentation.
• Working knowledge of Ontario construction practices and regulatory environment, including Ontario Building Code processes, the Ontario Construction Act and OHSA construction-project roles.
• Ability to read and interpret architectural, structural, civil, mechanical and electrical drawings and specifications and to identify coordination or constructability risk.
• Excellent executive communication, negotiation, documentation and conflict-resolution skills. Demonstrated ability to influence and hold external parties accountable without direct reporting authority.
• Post-secondary degree or diploma in Construction Management, Civil/Mechanical/Electrical Engineering, Architecture, Building Science or a related field, or an equivalent combination of education and extensive relevant experience.
• Ability to work on-site in Brampton five days per week and attend off-site consultant/vendor meetings as required.
• Preferred qualifications
• PMP, Gold Seal Certification, P.Eng. or equivalent relevant professional designation.
• Experience with Procore, Bluebeam, BIM coordination platforms and structured document-control systems.
• Experience delivering logistics/distribution centres, fleet/maintenance facilities, manufacturing plants, warehouses, truck yards, office/industrial combinations or automation-intensive facilities.
• Experience with commissioning, utility coordination, fire/life-safety systems, HVAC, electrical distribution, controls/BMS, civil/site servicing and industrial equipment interfaces.
• Experience with CCDC 2 and/or CCDC 5A/5B style delivery models and formal change/claims administration.

Compensation: CA$80,000 – CA$120,000 annually, depending on experience. If your expectations fall outside this range, we'd still like to hear from you.
