Job summary

Morguard is seeking a Senior Building Manager to oversee a portfolio of properties in Ottawa, providing exceptional resident service and operational leadership. The role includes mentoring other Building Managers, coordinating maintenance and safety, and ensuring high living standards across multiple locations.

The Senior Building Manager is entrusted with delivering exceptional customer service and operational excellence across their portfolio while mentoring, offering guidance and support to other Building Managers in the portfolio. This role combines strategic oversight, team leadership, and a relentless focus on creating an elevated living experience that reflects the high standards of Morguard.

Responsibilities include all aspects of general, preventative and repair maintenance of a single complex of buildings as well as, apartment units and grounds. This role responds to emergency situations during and after hours to resolve immediate safety concerns. In addition, this role includes a variety of experienced maintenance activities including minor carpentry, electrical, plumbing and painting to ensure service and support is provided to residents thereby promoting Morguard as the preferred landlord of choice. This role lives on the property.

The Senior Building Manager also plays a key role in supervising other Building Managers. This includes, empowering performance, providing ongoing training, and ensuring adherence to company policies and procedures. The Senior Building Manager acts as a mentor, offering guidance and support to other team members, fostering a positive and productive work environment, and helping to build team capabilities.

How You’ll Make a Difference

1. Customer Service

• Ensure that a superior level of co-operation, service and support is provided to residents

• Promptly and professionally respond to inquiries, resident concerns and service requests

• Be available to residents for general inquiries about living in their suite, building and community.

• Responsible for “move‑in/move‑out” procedures and building and suite inspections

• Maintain a clean and professional appearance, including company uniform.

2. Operations

• Mentoring other Building Managers

• Lead training sessions for maintenance related skills

• Support multiple properties

• Perform general and specialized maintenance and repairs to site properties and surrounding properties under the direction of the Community Manager or Property Manager

• Complete assigned service requests for both in-suite (interior and exterior) and common area issues in a timely manner

• Complete in-suite turnover activities, including both light and heavy maintenance; this could include repair or replacement of appliances, kitchen or bathroom fixtures, basic carpentry, etc.

• Complete appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, basic electrical repairs, and safe use and maintenance of tools

• Inspect grounds, facilities, and equipment to determine if repairs or preventative maintenance is required

• Take initiative to correct deficiencies as necessary by maintaining clean and garbage free grounds, lobbies, hallways, and properties, replacement of light bulbs, plumbing, electrical etc.

• Maintain cleanliness and organization of all electrical, mechanical and work areas
