Job summary

Qualico Properties in Winnipeg is seeking a Junior Property Manager to ensure residential properties are managed to safety, quality, and financial targets. You will report to the Director, Property Manager and support operations across sites.

The role involves inspections, coordinating maintenance, managing budgets, rent arrears, RTB mediation, and building relationships with owners and tenants. On-site work with travel between properties; on-call may be required.

Qualifications

• Minimum 1 year of related residential rental property management.
• Valid driver’s licence and access to a reliable vehicle.
• Satisfactory verification of criminal record check.
• Strong numerical skills with the ability to perform calculations, manage budgets and maintain spreadsheets accurately.
• Proficient using office equipment, Microsoft Office Programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint) and property management software (Yardi).

Responsibilities

• Conduct regular inspections to ensure properties are safe, functional, well-maintained and appealing.
• Coordinate and supervise routine maintenance, renovations and preventative work within budgets and schedules.
• Manage day-to-day property operations and coordinate maintenance with on-site staff.
• Oversee third-party service contracts to ensure performance.
• Supervise on-site staff and third parties; provide workforce planning feedback to leadership.
• Ensure compliance with safety policies and address hazardous conditions.
• Maintain financial controls and manage expenditures within approved budgets.
• Oversee procurement through Yardi and coordinate rent arrears with Accounting.
• Build strong relationships with owners and tenants; assist with rent collection.
• Negotiate mediation outcomes with tenants per RTB requirements.
• Support vacancy response plans in collaboration with leadership.
