Job summary

Dweller Home Services is expanding in Edmonton and seeks an experienced construction professional to establish and lead the local operation. You will perform inspections, build trusted relationships with home builders, and deliver precise digital reports.

As the Edmonton team grows, you will mentor future inspectors, improve processes, onboard builders, and help lead the regional operation with minimal supervision in a fully digital, paperless environment.

Qualifications

  • 5+ years of residential construction experience in a supervisory/quality role.
  • Experience with framing, rough-in, final QC inspections, homeowner orientations and possession walk-throughs.
  • Strong understanding of residential construction methods and Alberta construction practices.
  • Experience with builder relations and working with homeowners.
  • Comfortable using digital reporting tools and mobile tech.

Join Dweller Home Services and help shape the future of residential construction quality in Edmonton. As part of the Alberta New Home Warranty Program Group of Companies, Dweller provides independent quality inspections, homeowner orientations, possession walkthroughs, and builder analytics that help builders deliver better homes and exceptional homeowner experiences.

We are expanding into the Edmonton region and are looking for an experienced construction professional who wants to help build something from the ground up. This is more than an inspection role - it is an opportunity to become the foundation of our Edmonton operations and grow into a leadership position as the business expands.

This role is designed for someone who wants more than a traditional inspection position. As Dweller expands in Edmonton, the successful candidate will have opportunities to mentor new inspectors, improve operational processes, support builder onboarding, and grow into a regional leadership role.

About the role:

Reporting to the General Manager, you will deliver exceptional inspection services while helping establish Dweller's presence throughout Edmonton and surrounding communities. Initially, your focus will be conducting inspections, building trusted relationships with home builders and consistently delivering accurate, professional digital reports.

As the Edmonton business grows, you will have the opportunity to mentor future inspectors, improve operational processes, support builder onboarding and help lead the Edmonton team. This role is well suited to someone who takes ownership, works effectively with minimal supervision, embraces technology and is motivated by the opportunity to build a new regional operation.

Work location:

Edmonton, Alberta & Surrounding areas (the successful candidate need availability to go to our office as needed)

Key Responsibilities
  • Conduct high-quality inspections and walkthroughs on newly built homes throughout Edmonton and surrounding communities, including Beaumont, Leduc, Sherwood Park, Spruce Grove, St. Albert and Stony Plain
  • Complete framing, rough-in, Final QC inspections, homeowner orientations and possession walkthroughs
  • Document deficiencies clearly and accurately in professional digital reports, including photographs and detailed observations
  • Complete inspections and submit reports accurately, professionally, and within established timelines using Dweller's inspection processes and reporting standards.
  • Liaise with our Operational Coordinator to manage your daily schedule, travel, appointments, priorities and follow-up with minimal supervision
  • Build strong working relationships with builders, site supervisors, construction teams, homeowners and other stakeholders
  • Learn and apply each builder’s standards, processes, checklists and reporting expectations
  • Work with the General Manager to support business development, identify opportunities and onboard new builder partners
  • Attend builder meetings, technical committees, industry functions and networking events as required
  • Provide feedback that improves inspection standards, reporting templates, technology and operational processes
  • Assist with training and mentoring future Edmonton inspectors as the regional team grows
Skills and Experience:
Required construction knowledge:
  • Minimum 5 years of residential construction experience as a Site Supervisor, Quality Control Inspector, Construction Manager, Warranty Representative or in a comparable role.
  • Must have experience with framing, rough-in, final QC inspections, homeowner orientations and possession walkthoughs
  • Strong understanding of residential construction methods, sequencing, building systems and Alberta construction practices.
  • Strong working knowledge of the Alberta Construction Performance Guide (CPG), new home warranty standards and construction quality expectations.
  • Experience working directly with production home builders, construction teams and homeowners.
Considered an asset:
  • Experience with drone roof inspections
  • Experience using infrared, thermal imaging or moisture-detection technology
  • Experience with home inspection reporting software, particularly Spectora.
  • Knowledge of builder quality assurance programs and analytics
  • Experience working with multiple builder standards, communities and product types
Technology & Digital Competency:

This is a fully digital, paperless role. The successful candidate must be comfortable using technology throughout the workday and able to learn new systems quickly.

  • Proficiency with smartphones, mobile applications, and cloud-based software.
  • Experience using inspection and reporting software (Spectora preferred).
  • Strong Microsoft 365 skills, including Outlook, Teams, Word, Excel, and OneDrive.
  • Ability to prepare professional digital inspection reports with photos, annotations, and detailed documentation.
  • Ability to learn new software and digital workflows and independently troubleshoot routine device, software, and connectivity issues.
  • Strong digital organization, communication, and time management skills while working independently in the field.

Additional Requirements:
  • Valid driver’s license and access to a reliable personal vehicle without company decals
  • Ability and willingness to travel throughout Edmonton and surrounding communities
  • Ability to pass a criminal record check and driver’s abstract review
  • Willingness to travel to Calgary for onboarding and technical training for up to 10 days in total
  • Professional appearance and demeanor, with strict adherence to privacy and confidentiality requirements
  • Legally permitted to work in Canada
