Job summary

Socket.dev in Winnipeg, Manitoba is seeking a part-time resident manager for a medium-size multi-family apartment complex. The role is based on 30 hours per week with flexible evenings and weekends as needed.

Responsibilities include serving as the first contact for applicants and tenants, fielding inquiries, showing units, collecting rent, processing payments, and handling move-ins/outs. Proficiency with Microsoft 365 and Yardi is expected; occasional on-call duties apply.

Qualifications

• High School Diploma or equivalent.
• Proven customer service experience.
• Must provide a clean criminal record check.
• Previous resident manager or maintenance experience would be considered an asset.
• Strong communication skills, both oral and written.
• Ability to develop and sustain cooperative working relationships; team player.
• Effective time management, able to work under pressure and meet tight deadlines.
• Intermediate skills in Excel, Word, and other Microsoft Office programs.
• Must be bondable; able to pass a background security check.

Responsibilities

• Be our first point of contact for all prospective applicants and existing tenants of the property.
• Field inquiries via telephone, email, and other means of contact, showing units, taking applications and deposits.
• Inspecting suites when tenants move in and out and processing move in/out documentation.
• Routine site administration using Microsoft 365: Outlook, Word, Excel, Teams, OneDrive, Yardi, and other site-specific programs.
• Collecting rent, including arrears, processing payments, and serving eviction notices as directed by head office.
• Administration of site security and key systems.
• Delivering of notices and tenant correspondence.
• Delivery of monthly renewals, and regular follow-up afterwards to assist with turnover tracking and re-marketing.
• Daily walk-through of the building, grounds and property.
• Communicate with head office when additional support is needed from outside maintenance or contractors.
• Daily inspections and cleaning of common areas including hallways, elevators, stairwells, mechanical rooms, front vestibule, garbage room, and surrounding grounds.
• Snow clearing from sidewalk areas throughout the property.
• Landscaping/parking lot maintenance including garbage clean up, light landscaping.
• Available for 24 hour emergency on-call
