Job summary

Centurion Asset Management Inc. is seeking a Community Manager to oversee a Winnipeg apartment community.

Reporting to the Director, Residential Operations (Prairies), you will assist with leasing, administration, and daily operations to ensure high standards of service and compliance. The role requires strong customer service, prior multi-family experience, knowledge of the Residential Tenancies Act, and excellent communication skills.

Qualifications

  • Passion for excellence in customer service delivery.
  • At least 3 years’ experience independently managing a multi-family residential property.
  • Strong written and oral communication skills.
  • Excellent organizational skills with the ability to multitask.
  • Proficiency with MS Office (Word, Excel, PowerPoint).

Responsibilities

  • Develop and foster positive relationships with internal and external stakeholders. Ensure proactive, timely resolution of concerns related to residents, co-workers, and contractors.
  • Provide professional and courteous handling of resident inquiries, feedback, complaints, or concerns to achieve high resident satisfaction.
  • Oversee ongoing operations, rent collection, lease renewals, and compliance with applicable laws and internal policies.
  • Prepare and deliver resident notices, communications, and maintain accurate reporting and documentation.
  • Assist with risk management, site inspections, and coordination with contractors and service providers.

Overview

Reporting to the Director, Residential Operations (Prairies), the Community Manager is responsible for assisting with the professional management, administration and leasing for an apartment community in Winnipeg.

The Community Manager will assist the Director, Residential Operations (Prairies) with the management of all related resources, contracts, tools and supplies to ensure Centurion Asset Management Inc. | Centurion Property Associates Inc. real property assets are effectively and efficiently managed to established standards and within established budgets.

Responsibilities
Relationship Development

Develop and foster positive relationships with internal and external stakeholders. Ensure proactive timely resolution of co-worker, resident and contractor concerns.

Customer Service

Professionally and courteously handle all resident inquiries, feedback, complaints or concerns. Ensure a high level of resident satisfaction is achieved through constant and consistent attention to Centurion’s Vision, Mission and Values. Promote a strong sense of community.

Ongoing Operations

Be responsible for ensuring all Centurion Property Associates’ policies and procedures are adhered to. Ensure the timely collection of rent; initiate follow-up where payments are not made and initiate and attend to legal and collection as required. Complete regular site inspections of properties including vacant apartments, building common areas to identify opportunities, and report any concerns or deficiencies promptly to the Director, Residential Operations (Prairies). Monitor service contract performance. Prepare renewal leases. Prepare and deliver resident notices and communications. Show and lease vacant rental units as required. Ensure compliance with all legislation, including but not limited to the Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act. Complete other tasks as assigned.

Administration and Reporting

Complete required operating and financial reporting. Complete daily availability and traffic reporting as required. Maintain an orderly office area, including proper filing of all hard and soft copy documentation and correspondence.

Risk Management

Ensure ongoing compliance with current codes, technical safety standards and legislation. Assist with effective and prompt resolution of municipal and provincial work orders. In cooperation with insurance entities, assist with the completion of quarterly or annual risk assessments, incorporate into capital or operations planning and implement as required to mitigate risk.

Requirements
  • A passion for excellence in customer service delivery;
  • Minimum 3 years’ experience independently managing a multi-family, residential apartment building is required;
  • Previous leasing and/or sales experience required.
  • Strong knowledge of the local Residential Tenancies Act (RTA) and related regulations.
  • Exceptional written and oral communication skills;
  • Excellent organizational skills with a strong ability to multi-task;
  • Strong interpersonal skills;
  • Strong command of MS Office products: Word, Excel, PowerPoint;
  • Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
  • Forward thinking with an ability to develop creative strategic solutions to issues;
  • Strong follow-up skills with the ability to effectively resolve difficult issues in a timely manner; and experience with Yardi property management systems considered an asset.
