Job summary

Morguard is seeking a Maintenance Team Leader to supervise the on‑site maintenance crew across Ontario properties, prioritizing, monitoring, and evaluating work on plumbing, electrical, carpentry, painting and special projects to deliver high‑quality service to residents.

The role requires a high school diploma, 5+ years in a related field with some management experience, a valid driver’s license, and hands-on skills with basic tools.

Qualifications

• Hold a high school or general education diploma.
• 5 or more years of experience in interviewing or a related field, with some experience in a management role.
• Must have a valid driver's license and own a vehicle.
• Flexibility to work on call if emergencies arise outside of working hours.
• Proficiency in basic hand and power tools
• Knowledge of plumbing, electrical, drywall, carpentry, painting, mechanical and HVAC systems, etc.
• Computer literacy and technical skills in this area

Responsibilities

• Supervise the site maintenance team and prioritize, monitor, and evaluate maintenance work.
• Respond to resident issues and service requests promptly.
• Direct work and manage performance and productivity of the team.
• Support and deploy the CMMS for work orders and installations as needed.
• Train maintenance staff to ensure high-quality service.
• Perform monthly inspections and address deficiencies across buildings.
• Maintain documentation of maintenance activities and ensure safety compliance.

Where You’ll Add Value

The main responsibilities of the maintenance team leader are to supervise the site maintenance team. The person in this position supports the completion of the work of the site maintenance team by prioritizing, monitoring and evaluating the quality of maintenance activities such as plumbing, electrical, carpentry, painting, small special projects, etc. They respond to emergency situations and train members of the on‑site maintenance team to ensure the standardization of our processes and provide high‑level service to our residents.

How You’ll Make a Difference

• Ensure that a higher level of cooperation, service and support is provided to residents, as well as site and regional teams.
• Respond quickly to resident issues and service requests.
• Responsible for the day‑to‑day management of the site maintenance team, directing work and managing the performance and productivity of his team.
• Controls and supports the maintenance team with their work order process supplemented by the deployment of the CMMS (Computer Assisted Maintenance Management) in the event of installation.
• Supports and evaluates maintenance activities such as plumbing, electricity, mechanics, carpentry, plaster painting, small special projects, etc.
• Intervenes in urgent situations and helps with complex tasks, resolves problems, determines the cause and the appropriate solution.
• Trains members of the maintenance team to ensure best results and superior service.
• Perform monthly inspections of affected buildings and see to the correction of deficiencies.
• Maintains regular and timely documentation of maintenance team activities to ensure maximum productivity.
• Supports and trains team members in routine maintenance repairs, including plumbing, electrical, carpentry and general maintenance and any other maintenance activity required to complete requests of service while providing good customer service.
• Train and develop the maintenance team at the sites.
• Performs all aspects of the work in accordance with the laws in force in the jurisdiction, including complying with health and safety standards.
• Follows health and safety procedures that ensure the use of mandatory safety equipment and identify unsafe practices and conditions while maintaining a safe work environment.

Annualized Base Salary Range: $65,000 - $75,000
