Job description

Title: Analyst, Real Estate Finance

Reporting to: Vice President Real Estate, Acquisition & Finance

Location: Victoria, British Columbia

Denver-based hospitality company seeks a self-starter who is analytical, highly organized, deadline-oriented, possesses strong communication skills, and has experience in managing real estate assets. The ideal candidate has relevant experience in real estate operations and/or asset management. The person hired for this role will have a strong command of business analytics and financial analysis. Additionally, the ideal candidate will demonstrate leadership skills, integrity, interpersonal strengths, good business judgment, and a strong work ethic.

Responsibilities:
  1. Develop annual property-level budgets and quarterly forecasts; support implementation and ongoing variance analysis.
  2. Underwrite and provide financial analysis to ensure alignment on new acquisition and renewal opportunities.
  3. Assess revenue, nightly rate, and booking trends to understand residence and destination performance to generate incremental revenue, optimize inventory, and drive acquisition and renewal opportunities.
  4. Analyze property financials to identify opportunities for cost efficiencies and provide data-driven recommendations for cost-saving initiatives.
  5. Provide cost and operational analysis reporting to Destination Experience and Regional Asset Operations for informed decision-making on hiring and operations.
  6. Evaluate the long-term financial viability of properties, always with an eye on profitability.
  7. Monitor the supply/demand balance of homes in tandem with Acquisitions to set growth strategy for destinations to optimize Inspirato’s portfolio of travel options.
  8. Collaborate with Revenue Management to proactively adjust rates and generate bookings to ensure optimal residential performance.
  9. Lead monthly business reviews with regional counterparts covering asset management, vendor negotiations, and pricing strategy.
  10. Manage monthly expenses accruing between $500K–$1.5M as part of the financial close process.
  11. Create and maintain key financial reporting tools, including the Master File, Flat File, Portfolio Tracker, Residence P&Ls, Pro Formas, etc.

  • Attention to Detail: Demonstrate strong attention to detail for pro forma inputs, lease terms, and follow-through.
  • Project Management: Manage multiple tasks simultaneously, ensuring proper presentation, management, and reporting of each component.
  • Adaptability: Adjust to changes in the work environment; manage competing demands; modify approach as needed; handle change, delays, or unexpected events effectively.
  • Problem Solving: Solve problems promptly; analyze information efficiently; work well in group problem-solving situations.
  • Presentation Skills: Create and deliver clear presentations that effectively communicate key material; comfortable presenting to large groups.
Qualifications:
  • Bachelor’s degree in Business Administration, Finance, Accounting, Economics, or Real Estate.
  • 1-2 years of related experience with success in the luxury hospitality and/or real estate industry.
  • Proven advanced expertise in Excel, Oracle (or other EPM/ERP software), Power BI, Salesforce, Microsoft Word, and PowerPoint.
  • Strong written and verbal communication, analytical, and organizational skills.
  • Ability to work independently with minimal oversight and collaboratively within a team.
  • High attention to detail, critical thinking, and problem-solving skills.
  • Ability to manage multiple tasks and deadlines, demonstrate initiative, and exercise judgment in a fast-paced, changing environment.
  • Familiarity with real estate contracts and leases.
Compensation:

$60,000-$68,000 CAD Base Salary

We offer a compensation structure aligned with market rates for similar-sized companies, considering factors such as seniority, performance, education, and experience.

Bonus: Eligible for the company’s bonus plan.

Paid Time Off: 15 days annually plus nine paid holidays.

FAM Trip: After one year, eligible for one three-to-four-night stay per year at an Inspirato property, subject to availability.
