Your role and responsibilities
The Real Estate Director manages leasing/buying transactions over the Canadian real estate portfolio. He/she is the main point of contact to provide internal businesses optimal working/production/warehousing environments. This role requires a dynamic leader who can build productive relationships with internal/external stakeholders and ensure compliance with company policies and relevant legal requirements.
Core Responsibilities:
- Building strategic relationships with local division leadership to understand their future real estate related supply and demand requirements.
- Participating in the real estate strategic development plans for all business areas and divisions to enhance the local division facilities for both current and future needs.
- Overseeing the acquisition, development, and management of real estate assets to support business operations and growth.
- Being responsible for the action plan defined with the business to ensure deadlines are met and communicated.
- Leading and managing all real estate transactions, including acquisitions, dispositions, and lease/sublease negotiations.
- Providing regular updates and reports to senior management on ongoing transactions and projects.
- Hiring and managing third-party consultants and professionals.
- Ensuring analysis of legal documents related to real estate (deeds of sale, rental offers, leases, subleases, easements, and amendments) to identify rights and obligations.
- Managing the process for exercising options in leases and subleases.
- Sending notices to tenants and subtenants, following up on approvals to exercise options in compliance with legal deadlines.
- Managing leasing of vacant properties, appointing brokers, verifying tenant solvency, and negotiating lease terms.
