Your role and responsibilities

The Real Estate Director manages leasing/buying transactions over the Canadian real estate portfolio. He/she is the main point of contact to provide internal businesses optimal working/production/warehousing environments. This role requires a dynamic leader who can build productive relationships with internal/external stakeholders and ensure compliance with company policies and relevant legal requirements.

Core Responsibilities:

  1. Building strategic relationships with local division leadership to understand their future real estate related supply and demand requirements.
  2. Participating in the real estate strategic development plans for all business areas and divisions to enhance the local division facilities for both current and future needs.
  3. Overseeing the acquisition, development, and management of real estate assets to support business operations and growth.
  4. Being responsible for the action plan defined with the business to ensure deadlines are met and communicated.
  5. Leading and managing all real estate transactions, including acquisitions, dispositions, and lease/sublease negotiations.
  6. Providing regular updates and reports to senior management on ongoing transactions and projects.
  7. Hiring and managing third-party consultants and professionals.
  8. Ensuring analysis of legal documents related to real estate (deeds of sale, rental offers, leases, subleases, easements, and amendments) to identify rights and obligations.
  9. Managing the process for exercising options in leases and subleases.
  10. Sending notices to tenants and subtenants, following up on approvals to exercise options in compliance with legal deadlines.
  11. Managing leasing of vacant properties, appointing brokers, verifying tenant solvency, and negotiating lease terms.
