Job summary

Broadstreet Properties Ltd. invites a Property Manager to oversee Greenview apartments in Edmonton, AB. You will ensure tenant satisfaction, handle day-to-day site operations, coordinate leasing activities, and manage move-ins/outs with attention to maintenance and safety.

You will lead a team to maintain high standards, supervise payments and notices, and participate in operational improvements, while upholding company policies and safety guidelines.

Qualifications

• Minimum 3 years of experience in a management role.
• High degree of resourcefulness, flexibility, and adaptability.
• A valid driver’s license.

Responsibilities

• Maintain high tenant satisfaction through excellent customer service and communication.
• Manage day-to-day site office admin and support Area Manager.
• Respond to emergencies as first point of contact.
• Coordinate leasing activity: show vacant suites and process applications.
• Schedule move-ins/outs and conduct pre/post move‑out inspections.
• Perform biannual suite inspections and coordinate repairs.
• Oversee grounds, common areas, and arrange necessary repairs.
• Manage rent collections and notices per policy.
• Supervise winter snow removal and site upkeep.
• Contribute ideas to improve operations and processes.

If so, apply today and you could be the Property Manager of our Greenview apartments in Edmonton, AB!**Your contributions to the team include:*** Responsible for maintaining a high level of tenant satisfaction through excellent customer service and communication* Manage all day-to-day administrative functions in the site office and as directed by the Area Manager* Responsible to be the first call for responding to emergency situations* Work with the Leasing team to ensure that vacancy goals are met including showing available suites and administering leasing applications* Responsible for all move-in and move-out scheduling, coordination, and inspections* Conducting pre and post move out walk through with tenants and communicating any costs associated with needed repairs* Conduct by-annually suite inspections* Regularly inspects grounds, interior hallways, and all common hallways and makes recommendations for physical repairs and/or replacement and creates work orders as needed* Oversees and schedules resources appropriately to ensure suites are clean, repaired, and ready for new tenants with minimal downtime* Manage site office schedule requirements to accommodate walk-in traffic, after-hours showing, payments, and other tenant relations issues* Manage rent collections and service reminders and 14-day Notices to residents who are late in making rental payments as per the Broadstreet collection policy* Confirms that all vacant units/areas are ready to lease* In winter, the Property Manager will be responsible for supervising the snow removal process, having cars moved so the lot can be thoroughly cleaned* Be an active participant in meetings and offer recommendations /ideas on operations and processes* Property Manager will follow and uphold all Broadstreet Properties’ policies and procedures as outlined in the Operations Manual, Employee Handbook and as directed by the Area Manager**What you need to be successful:*** Minimum 3 years of experience in a management role* High degree of resourcefulness, flexibility, and adaptability* Computer literacy, including effective working skills in MS Word, Excel, and e-mail* High degree of professionalism/Diplomacy* A valid driver’s license**What we offer:**Employees enjoy a wide range of benefits and competitive reward.
