Job Description

Akelius is seeking a property caretaker to live at and maintain a residential property within the portfolio.

The property caretaker will live onsite and assist the property manager with maintaining the property and living conditions to Akelius’ standards.

The successful candidate will be a great communicator with strong time management and problem-solving skills.

Apartment accommodations will be provided in a desirable location.

Responsibilities

• Clean and maintain building common areas
• Be on-call to inspect and address service requests
• Assist the property manager in attracting and retaining suitable residents
• Perform landscaping duties
• Address common area deficiencies by making repairs or escalating issues
• Complete regular scheduled inspections
• Inspect vacant units weekly to ensure they are in good condition
• Respond to emergencies such as fire, flood, no heat, elevator failure, power failure, etc.
• Secure the property by controlling keys for all units
• Test fire alarms and emergency generators, and maintain safety logs
• Inspect sidewalks and driveways at least three times daily, maintaining a snow log during winter
• Perform other duties as assigned

Qualifications

• Valid driver’s license and access to a vehicle
• At least three years of experience in building and mechanical maintenance or equivalent education and experience
• Knowledge of using hand and power tools
• Clean driving record
• Strong problem-solving skills and ownership of responsibilities
• Excellent communication skills, professional interaction with tenants, positive attitude
• Organized with good time management skills to meet targets and deadlines
