Your Impact at LAURIN

As a High‑Rise Project Manager, you will be responsible for the end‑to‑end delivery of complex multi‑storey residential projects, from pre‑construction through close‑out. Working within a general contracting environment, you will lead integrated project teams, coordinate consultants and trade partners, and maintain full accountability for scope, schedule, budget, quality, and safety. Success in this role requires strong leadership, strategic thinking, and the ability to manage the unique challenges of vertical construction while fostering strong client relationships and upholding LAURIN’s operational standards and culture.

Key Responsibilities
  • Lead and manage one or more high‑rise residential construction projects, ensuring delivery meets quality, budget, schedule, safety, and client objectives.
  • Provide overall project leadership and accountability from pre‑construction planning through commissioning, occupancy, and final close‑out.
  • Collaborate with senior management, internal stakeholders, and project teams to identify resourcing needs, priorities, and project strategies specific to high‑rise delivery.
  • Maintain full responsibility for project budgets, cost plans, forecasts, and cash flow, ensuring financial performance aligns with project and company objectives.
  • Lead procurement strategies, trade partner selection, contract negotiations, and change management to optimize cost, quality, risk, and long‑term relationships.
  • Work closely with Superintendents to develop and manage detailed project schedules, sequencing, and logistics plans, including phased turnover and occupancy requirements; experience with pull planning and Lean construction methodologies is considered a strong asset.
  • Manage consultant coordination and regulatory processes, supporting permitting, inspections, and approvals required for high‑rise construction.
  • Conduct regular site visits to monitor progress, quality, safety performance, and overall project team effectiveness.
  • Prepare and present monthly project status reports, financial updates, and risk assessments for internal leadership and external stakeholders.
  • Identify project risks and develop mitigation strategies and contingency plans to address constructability challenges, schedule impacts, and unforeseen conditions.
  • Ensure consistent implementation of LAURIN standard operating processes across all projects under your oversight.
  • Oversee commissioning, deficiency management, and handover activities to ensure projects meet or exceed client and end‑user expectations.
  • Support pursuits, pre‑construction planning, budgeting, and bid‑closing activities for upcoming high‑rise projects.
  • Lead post‑project evaluations and lessons‑learned sessions to promote continuous improvement and knowledge transfer.
  • Mentor, coach, and provide performance feedback to direct reports, supporting their professional growth and development.
  • Act as a brand ambassador and cultural leader, consistently representing LAURIN’s values and commitment to excellence.
Qualifications
  • 7+ years of relevant experience managing high‑rise or multi‑storey residential construction projects.
  • Demonstrated success delivering complex projects with values typically exceeding $40 million.
  • Strong leadership, organizational, and problem‑solving skills, with the ability to manage competing priorities in a fast‑paced environment.
  • Proficiency with construction management tools and software, including Microsoft Office, MS Project, Primavera, Adobe Pro, Bluebeam, and Autodesk Construction Cloud.
  • Strong working knowledge of labour laws and regulations; and construction‑specific HR and safety considerations is highly desirable.
  • Excellent interpersonal, communication, and conflict‑resolution skills.
