Job summary

Morguard is seeking a Project Manager, Capital to lead multi‑faceted capital projects across Canada. You will ensure end‑to‑end delivery, quality, and value, while coordinating with internal teams to minimize disruption to residents.

You will manage scopes, budgets and approvals, select consultants and contractors, and report on cash flow and variances. Travel within the region is expected.

Qualifications

  • 3–5 years of project management experience is required.
  • Experience managing multi-residential or commercial projects is an asset.
  • Travel flexibility within the region (approx. 30–40%).

Project Manager, Capital

Responsible for overseeing and managing multi‑faceted projects across Canada, ensuring end‑to‑end delivery of project/program objectives, quality, timelines, and value.

Responsibilities
  • Manage and execute the planned capital program within assigned portfolio.
  • Coordinate with internal team members to minimize disruption to residents.
  • Define scope, budgets, and obtain required approvals.
  • Manage all projects to ensure delivery on schedule, within budget, and to required quality specifications.
  • Sourcing, negotiating, and hiring consultants and contractors.
  • Ensure cost‑effective management of processes related to the projects.
  • Manage internal and external resources to achieve project objectives.
  • Maintain compliance with departmental operating processes and procedures.
  • Perform regular documented reviews and issue updates to stakeholders.
  • Investigate damages, accidents, or delays and take corrective action.
  • Prepare project approval recommendations in accordance with delegation of authority.
  • Liaise with city officials and other stakeholders (building inspectors, property standards, insurance) as required.
  • Manage unforeseen events (floods, fires, heating issues) and lead insurance claim files.
  • Update all project management software (SuiteSpot & Yardi).
  • Manage Payscan issuance of purchase orders and payment of invoices, meeting Finance deadlines.
  • Availability outside regular business hours for vendor response and emergency support.
  • Work closely with Director, Capital to recommend execution strategies for upcoming projects.
  • Provide reporting on cash flow, budgeting and variance analysis.
  • Update project tracking sheets/PO accruals as needed.
  • Develop annual project capital and operating budgets for assigned portfolio.
  • Assess infrastructure planning and prioritize required work.
  • Continuously improve cost‑reduction initiatives.
  • Liaise with Operations team to resolve technical issues efficiently.
  • Participate in acquisition due diligence, capital plan preparation, coordination of third‑party reports.
  • Ensure overall building condition and health of key building services.
Qualifications
  • Post‑secondary education in Business, Engineering, Project Management, Architecture, Interior Design, Construction Management or related discipline.
  • 3‑5 years project management experience required.
  • Minimum 1 year managing multi‑residential or commercial projects considered an asset.
  • Proven track record establishing effective relationships with internal and external parties.
  • Flexibility to travel within assigned region (30‑40%).

Compensation

Annualized base salary range: $90,000 – $110,000.
