Project Manager
Harbinger Network has partnered with a diverse general contracting company specializing in underground servicing, road works, mass earthworks, storm water management and concrete works to look for a Project Manager to join their team in the Greater Toronto Area.
Position will be a part of our Client’s operations team to provide overall management, administration and technical direction for one or more projects. Enforces company and project policies, main client interface, and ensures project is constructed in accordance with design, budget and schedule through subordinate managers and supervisors. Develops new business opportunities through a particular client. Performs all functions and responsibilities in line with the company’s values and beliefs.
Key Responsibilities:
- Plan a construction project and prepare a construction schedule in conjunction with the Project Superintendent. Initiate and maintain liaison with prime client and engineer contacts to facilitate construction activities.
- Manage financial aspects of contracts to protect company’s interest and simultaneously maintain client satisfaction.
- Help plan, organize and staff key field positions through Operations Division of Area.
- Manage the buy-out process including gathering the quotes and bids, review prices and scopes, develop the budget.
- Establish project pre-plans and objectives, policies, procedures and performance standards within boundaries of corporate policy and contract requirements.
- Monitor/control project throughout and provide administrative direction of site staff to ensure project is built by plan, in compliance, on schedule and within budget.
- Process contract drawings and specifications and ensure that the project is built in accordance with these documents.
- Ensure that the contract drawings are the same as the estimate set of drawings.
- Process changes received from the Engineer including contacting the subcontractor for pricing, checking subcontractor’s quotations to ensure that they are complete and reasonable; and itemizing changes and presenting them to the Engineer with confidence that the pricing is in accordance with the changes.
- Meet with Owners and Engineers in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company. Represent the company at meetings etc.
- Thoroughly investigate potentially high-risk situations on the project, provide solutions and work in conjunction with the Project Team and Operations Manager to resolve situations to best interest of both parties.
- Instill a positive working relationship with the Owner and Engineer to ensure repeat business.
- Prepare regular, timely and accurate billings for Owners, and ensure timely payment of subcontractor billings.
- Monitor in conjunction with the Project Superintendent, a project’s material and labour costs and ensure accurate quality reporting is being conducted.
- Have the ability to read, interpret, analyze and forecast a project’s cost reports and determine the status of the job in terms of schedule and costing.
- Be aware of unit costs and monitor and compare daily progress on site with that of the project’s estimate in conjunction with the Project Superintendent.
- Conduct project meetings, bi-weekly or monthly as needed.
- Coordinate, manage and communicate with all subcontractors and effectively deal with problems such as delivery, labor, schedule and payment disputes.
- Be alert to new projects coming up and ensure all necessary company management are kept informed of such information.
- Ensure that the project is in a positive cash flow position and prepare Project Manager reports accurately and timely for submission to the Area Manager.
- Perform additional assignments per supervisor’s direction.
Required Skills:
- Ability to apply innovative and effective management techniques to maximize employee performance.
- A good understanding of industry practices, processes, standards etc. and their impact on project activities.
- Superior communication and interpersonal (tact, diplomacy, influence etc.) skills is essential.
- Strong Knowledge in computer system (Jonas), department software (Microsoft Office), and typing needed.
- Strong math, organizational skills and time management skills.
- Strong problem-solving skills.
- Strong work ethic and positive team attitude.
- Attention to detail and a high degree of accuracy.
- Ability to work a flexible schedule and within tight deadlines.
- Highly detail oriented and organized.
- Dependable and punctual.
Required Experience:
- Engineering degree or equivalent combinations of technical training.
- Two to six (2-6) years' experience /knowledge of construction Civil Works, design and management required.
- Experience with civil underground (Sewer & Watermains) & earthworks projects for residential subdivisions is required.
- Experience with road and lot grading, engineered fill, SWM Pond work, and sloping is required.
- Valid Driver’s License and Driver’s Abstract are required.
Assets:
- Experience with Bid software Bid2Win.
