Job summary

BGO Group, based in Waterloo, Ontario, seeks a Project Manager to supervise major repair and replacement projects at the Sun Life Waterloo head office. The role includes budgeting, scheduling, and coordinating engineers and consultants to meet timelines.

You will report to the Property Manager, manage tender processes, analyze bids, and ensure projects stay on time and within budget. Strong communication and leadership are essential for success.

Qualifications

  • Minimum 5 years of commercial/industrial project management experience.
  • Post secondary education required.
  • Ability to communicate effectively with senior management, contractors, tenants and the public.
  • Advanced knowledge of Word and Excel.

Responsibilities

  • Supervise major repair and replacement projects and provide operational input.
  • Establish budgets and structure project schedules with the Property Manager.
  • Coordinate engineers and consultants to ensure drawings and specifications are prepared on time.
  • Assist in preparing tenders and analyze bids.
  • Attend construction meetings as client representative and protect client interests.
  • Manage consultants and contractors to complete projects on time, within budget, and to specifications.
  • Track budgets, costs to complete, variances and provide updates to Property Manager and client.
  • Input project budgeting, scheduling, milestones and RFPs into Yardi construction manager.
  • Prepare bi-weekly reports detailing status, costs incurred, and risks to completion.
  • Other duties as required.

Job description

The Project Manager will report to the Property Manager and be located at 227 King St. S. in Waterloo. The position is responsible for supervising major repair and replacement projects in the Sun Life Waterloo head office in Waterloo, as well as providing operational input and coverage.

What You Will Do
  • Ensure excellent relations through personal contact and excellent customer service.
  • Work cooperatively with Property Manager to establish budgets, structure project schedules.
  • Work with the Property Manager and Operations Manager on the coordination of engineers & consultants to ensure drawings and specifications are prepared on time.
  • Assist/prepare tenders.
  • Analyze tenders and make recommendations to Property Management and client.
  • Attend all construction meetings and act as the client representative, ensuring client interests are maintained.
  • Manage consultants and contractors to ensure each project is completed on time, within budget and according to established specifications.
  • Alert Property Management of all issues impacting timing and cost of each project.
  • Liaise with Property Manager, Operations Manager and client representatives to ensure all activities are fully coordinated.
  • Sign off on all payables for capital projects.
  • Track all budgets, cost to complete, variances, and provide updates to Property Manager and client as required.
  • Obtain close out documentation for all projects.
  • Track unit pricing and provide support to the Property Management group in pricing work as required.
  • Utilize the software platform, Yardi construction manager, to input project budgeting, scheduling, milestones, RFP, and overall management of all jobs.
  • Prepare bi-weekly reports detailing current status, cost incurred, cost to complete, and any risk to successful completion of each component of the asset renewal program.
  • Other duties as required and assigned.
Who You Are
Key Qualifications
  • Experience – Minimum 5 years of commercial/industrial project management expertise, and operational experience is considered an asset.
  • Education – Post secondary education.
  • Relationship/Leadership Skills – Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; able to partner with clients to meet client needs; self-motivated, professional and flexible; able to motivate, empower and coach/counsel staff in the achievement of performance goals.
  • Organizational Skills – Able to allocate one's time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to cope with changing client needs and deliver successful results within agreed upon timeframes; detail oriented.
  • Decision Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
  • Computer Skills – Advanced knowledge of Word and Excel.

The Expected Base Pay Range: $105,000 to $115,000 per year. The Base Pay range is for the primary location for which the job is posted.
