Project Coordinator – Multi Residential Properties

COGIR Real Estate is looking for a dynamic Project Coordinator to support the turnover and renovation coordination of residential units across multiple sites in the Greater Toronto Area and surrounding regions. This individual will play a crucial hands-on role in planning, scheduling, and supervising unit readiness in collaboration with on-site staff and external contractors.

Reporting to the Regional Manager, the Project Coordinator will ensure efficient turnover of rent-ready units by coordinating maintenance work, sourcing quotes, and executing quality control measures. This position is ideal for someone who is solutions-oriented, thrives in a fast-paced field environment, and is ready to grow within a collaborative team.

Key Responsibilities

Planning

  • Conduct pre-move-out inspections to assess unit conditions and prepare scope of work.
  • Develop monthly turnover plans and schedules based on anticipated vacancies.
  • Coordinate with superintendents and maintenance staff to identify repair and upgrade needs (e.g., flooring, painting, fixtures).
  • Obtain and compare contractor quotes for minor repairs or replacements (e.g., screens, toilet covers).
  • Schedule and coordinate vendors and internal teams to ensure timely turnover of vacant units.
  • Monitor ongoing repairs and renovations across sites in:
    • Scarborough
    • Etobicoke
    • Mississauga
    • Barrie
    • Peterborough
  • Ensure cost-efficiency and high-quality standards across all unit preparations.
  • Maintain regular communication with leadership and provide status updates on active projects.
  • Conduct follow-up inspections to ensure completed work meets established criteria.
  • Adjust timelines and plans as needed to accommodate unexpected challenges (e.g., emergencies, weather delays).
  • Maintain documentation and track contractor performance and cost efficiency.

Job Requirements

  • Experience coordinating contractors, repairs, and in-field property operations.
  • Knowledge of basic construction, maintenance, or building systems is an asset.
  • No specific post-secondary degree required; relevant field experience prioritized.
  • Ability to work independently with strong decision-making skills.
  • Comfortable working in a field-based role with regular site visits and travel.

Qualifications

  • Organized with effective time-management skills.
  • Strong communication and interpersonal skills.
  • Self-motivated and adaptable; quick learner and open to training.
  • Valid driver’s license and access to a personal vehicle required.

Work Environment

  • Full-time position
  • Work Location: On-site/Field-based
  • Travel across GTA and surrounding cities (travel expenses reimbursed)
  • Not a standard 9-5 role – flexibility required for project-based demands.

Compensation and Benefits

  • Salary range: $55,000 – $65,000 annually
