Job summary

Hines is seeking an Assistant Operations Manager to support the Operations Manager in directing day-to-day operations at Eighth Avenue Place. You will lead building systems oversight, safety programs, and tenant-focused service, while guiding staff, contractors, and service providers to deliver reliable, cost-effective infrastructure.

Qualifications

• 4th or 5th Class Power Engineering Certificate or equivalent.
• Trade certification such as Journeyperson Electrician, HVAC Technician, Refrigeration Mechanic, Plumber, Millwright, Power Engineer or related designation preferred.
• Minimum 5 years of experience in commercial building operations with 3 years of supervisory/leadership experience.
• Experience operating budgets, forecasting, cost control and variance management.
• Experience managing service contracts, procurement, contractor performance and vendor relations.
• Experience coordinating tenant improvement, capital projects and infrastructure renewal.
• Strong knowledge of BAS, EMS, CMMS, building analytics and sustainability initiatives.
• Familiarity with OH&S legislation and industry standards.
• Leadership, accountability, problem solving and team-building capabilities.

Responsibilities

• Monitor operation and reliability of building systems, equipment and software platforms.
• Ensure safety and efficiency within operating parameters and standards.
• Maintain logs, reports and KPIs.
• Coordinate maintenance and service activities with staff, contractors and service providers.
• Support energy management and sustainability initiatives.
• Administer budgets, forecasts and financial objectives.
• Oversee procurement of supplies and inventory.
• Lead on-call rotations and after-hours incidents as required.
• Supervise contractors to ensure safe, timely completion of work.
• Participate in safety, sustainability and tenant/building committee meetings.
