Job summary

Camcos Living, an Ontario-based real estate developer, seeks a Marketing Manager to own community-wide marketing plans, lead generation, and brand presence. You will oversee a marketing coordinator, agency partners, and multi-channel campaigns to drive home sales.

The ideal candidate brings 5+ years in marketing, with 3+ in residential real estate, and a track record of sold campaigns, budget oversight, and team leadership. Competitive salary and benefits offered.

Responsibilities

  • Campaign Strategy and Lead Generation: build and run marketing plans for each community; own paid media, email, and social strategy; set targets and adjust spend based on conversions.
  • Launches, Events and Realtor Outreach: plan community launches, VIP events, and promotions; manage realtor outreach and co-op programs; drive traffic to communities.
  • Brand, Content and Digital Presence: protect the Camcos Living brand; direct website/landing page content; manage online reviews and PR opportunities.
  • Budget, Vendors and Reporting: build/track marketing budgets; report spend and cost per lead/sale; manage agencies and signage suppliers.
  • Market and Competitor Intelligence: track pricing, incentives, launches; analyze buyer demographics to shape messaging.

We are looking for a Marketing Manager to own the plan behind every community: who we’re talking to, what we’re spending, and whether it’s selling homes. You’ll lead out marketing coordinator, our agency partners, and the campaigns that bring buyers through the door.

Key Responsibilities

Campaign Strategy and Lead Generation (30%)

  • Build and run marketing plans for each community, from coming soon through sellout
  • Own paid media, email, and social strategy with our agency partners
  • Set targets for lead volume and quality, and adjust spend based on what converts to sales, not just clicks
  • Work with the sales team and Sales Operations Manager to track leads from first inquiry to signed agreement

Launches, Events and Realtor Outreach (20%)

  • Plan community launches, grand openings, VIP events, and promotions with leadership and sales
  • Build and manage our realtor outreach and co-op program
  • Plan traffic-driving activity for communities that need a push, not just new ones

Brand, Content and Digital Presence (20%)

  • Protect the Camcos Living brand across websites, signage, print, sales centres, and model homes
  • Direct the coordinator on website, landing page, and content work
  • Manage online reviews and reputation, and respond to brand concerns buyers raise
  • Lead PR and media opportunities, including industry publications

Budget, Vendors and Reporting (20%)

  • Build and manage marketing budgets by community
  • Report monthly on spend, cost per lead, cost per sale, and return
  • Manage agencies, media partners, photographers, and signage suppliers on quality, timing, and cost
  • Make sure all advertising meets HCRA and TRESA requirements and goes through legal review where needed

Market and Competitor Intelligence (10%)

  • Track competitor pricing, incentives, and launches in each market
  • Understand who is buying in each community and why, and use it to shape messaging
  • Bring recommendations to leadership on positioning and pricing strategy
What We’re Looking for
Qualifications
  • Bachelor’s degree in accounting, finance, business or a related discipline
  • Chartered Professional Accountant designation is required
  • Minimum of seven years of progressive accounting and financial reporting experience
  • Previous experience in a Controller, Assistant Controller or comparable senior accounting position
  • Strong knowledge of financial reporting, internal controls, budgeting and cash-flow management
  • Experience in real estate development, residential construction or homebuilding is strongly preferred
  • Experience working with multiple companies, projects or legal entities is an asset
  • Proven experience managing or mentoring accounting team members
  • Advanced proficiency in Microsoft Excel and experience working with accounting or ERP systems
  • Experience supporting external audits and tax-related reporting
What You Bring
Experience
  • 5+ years in marketing, with at least 3 in new homes or residential real estate
  • A record of campaigns that sold homes, and the numbers to back it up
  • Experience managing agencies, budgets, and at least one direct report
Skills
  • Strong in digital marketing: paid search and social, email, landing pages, and analytics
  • Comfortable with CRM and marketing automation tools. Spark or Zoho is an asset
  • Able to read campaign data and explain what to change and why
  • Clear writer and presenter. Organized enough to run several communities at once
Education
  • Degree or diploma in Marketing, Communications, Business, or a related field, or equivalent experience
