Job summary

Cadillac Fairview is seeking an experienced Operations Manager to lead the centre’s facilities team and external partners, ensuring safe, efficient operations within budget. You will supervise staff, oversee preventive maintenance, and drive continuous improvement across building systems.

The role requires a strong engineering background, union awareness, and a track record in budget management with a focus on safety and environmental initiatives.

Qualifications

  • Bachelor-level or equivalent degree in engineering or facilities management.
  • Experience in physical operations management with supervisory responsibility.
  • Strong knowledge of budgeting, electrical theory, HVAC and facilities systems.
  • Experience in a unionized environment is beneficial.

Description

Role impact:

To provide management for the effective operation of a major Shopping Centre by directingand coordinating the efforts of the operations team and overseeing the services provided by external resources such as architects, consultants, contractors and suppliers so that the Centre is managed within budget and meets CF standards.

What you will deliver:

  • Manage the activities of all team members to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices;
  • Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes;
  • Ensure that all preventative maintenance requirements for all mechanical/electrical system and equipment is evaluated/documented and performed;
  • Support the management of the overall health and safety program by ensuring the safe and secure operation of the facility, delivering on environmental H&S compliance requirements and provide resources and guidance so that all processes, inspections and employee training are aligned with CF policies and applicable legislation;
  • Make sure that all programs related to the overall operation of the Centre are implemented in a timely efficient and cost effective manner by reviewing areas such as, but not limited to: preventative maintenance, environmental management, roof maintenance and rehabilitation, Health & Safety, and Marketing;
  • Develop annual operating budget for all categories of expense and recovery by conducting thorough studies of all previous years’ budget, repairs and upgrades to help CF to stay leaders within the market;
  • Monitor operational expenses on a monthly basis by reviewing actual performance against budgeted and conduct a monthly variance analysis to resolve for variances;
  • Ensure property operations are well organized and competently staffed by administering VisionFM schedules for staff and contractors to meet customers needs effectively and efficiently;
  • Facilitate and coordinate ongoing, open communications with tenants to understand and address their operational concerns in order to ensure their needs are being met and the organizations assets are maintained appropriately;
  • Respond to after hour’s emergency calls by going to the site and taking all actions required to ensure all emergency procedures are followed and the security of personnel and the property is maintained;
  • Handle service Contract negotiations.

What you need to succeed:

  • B.Eng or equivalent
  • SMA (BOMA) or Building Environmental Systems I
  • CFM (Certified Facilities Manager) certification is an asset
  • Enrolment in FMA or RPA or Shopping Centre Managers Course or equivalent
  • Minimum 10 years experience in Physical Operations management with at least 7 years supervisory/management experience preferably in a mixed use environment
  • Thorough knowledge of: general maintenance procedures, budgeting principles, electrical and practical theory, new technologies, HVAC, electrical/mechanical systems, management principles, budgeting principles
  • Recent experience managing in a unionized environment including solid understanding of collective bargaining
  • Excellent knowledge Building Automation Systems (Johnson Controls), and Preventative Maintenance software
  • General Functional Knowledge of Environmental Hazards and Green (LEEDS) Initiatives

Starting base salary for this job level may range from $81,433 to $108,577. The actual base salary offered will consider several factors including, but not limited to the role, experiences, skills & qualifications, location, market and internal considerations; with this context, CF reserves the right to pay above this range. Cadillac Fairview offers a competitive total rewards package in addition to base pay which may include a performance – based incentive plan, a comprehensive pension and benefits plan, paid time off including vacation, well-being & volunteer days and support for continued growth and development.
