Job summary

Cadillac Fairview is seeking a Facilities Operations Manager to help manage the efficient operations of a major shopping centre, including small project management and directing staff. You will supervise maintenance, coordinate architects, contractors and suppliers, manage budgets and safety programs to maintain property value and service excellence.

The role requires 5+ years in physical operations with supervisory experience and relevant certifications.

Qualifications

  • Grade 12 or equivalent.
  • Diploma in Building Environmental Systems.
  • Stationary Engineer 4th Class Certificate or Building Environmental Systems II.

Responsibilities

  • Provide regular feedback through status meetings, objective setting, performance appraisals, coaching and counselling.
  • Manage activities of direct reports to meet department goals within policies and procedures.
  • Provide motivation and mentoring to staff for succession planning.
  • Hire, train and supervise staff in accordance with Human Rights requirements and CF standards.
  • Assist in annual operating expense and capital budgets to forecast needs.
  • Coordinate scheduled and unscheduled maintenance by delegating to the maintenance team.
  • Order parts and services for efficient operation and maintain expenditure records.
  • Prepare concise reports to support management decisions.

Job description

Role impact

To assist in the management of efficient operations of a major Shopping Centre, including small project management, while directing and coordinating the activities of staff and the services provided by architects, consultants, contractors and suppliers.

What you will deliver
  • Provide regular feedback in the form of status meetings, objective setting sessions, performance appraisals, coaching and counselling, discipline and the assignment of developmental projects
  • Manage the activities of all direct reports to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices
  • Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes
  • Hire, train and supervise staff by conducting the hiring process in accordance with all Human Rights requirements, providing the necessary orientation and training and reviewing activities on a daily basis to ensure that all staff complete their responsibilities in accordance with CF standards
  • Assist in the preparation and implementation of annual operating expense and capital budgets through reviewing past expenses, determining future needs of the Centre and gathering information in order to ensure the General Manager, Regional Office and Head Office have accurate figures on which to forecast budget needs.
  • Coordinate the completion of all scheduled and unscheduled maintenance work by scheduling daily work assignments and delegating to the appropriate member of the maintenance team in order to ensure all maintenance work is completed in a timely manner and the property is maintained in a manner that will ensure property values are maintained.
  • Order necessary parts and services required to maintain efficient operation of the Centre by determining needs, researching price and quality, following appropriate procedures for purchasing and accurately coding and signing invoices for payment in order to ensure accurate records of expenditures are maintained.
  • Prepare accurate and concise reports by collecting and compiling relevant data into summary form and forwarding to appropriate parties on a timely basis to ensure management is provided with accurate information on which to base business decisions.
  • Comply with and enforce all safety procedures by participating in safety training and ensuring adherence to all legislative requirements to ensure the building is safe for all occupants and users.
  • Identify specifications and secures quotations for specialized services or repairs as requested by contacting appropriate sub-contractor to discuss work to be performed and coordinating and overseeing the work performed to ensures that work is completed in accordance with all building code requirements
  • Along with the Building Operators and Operations Manager maintain programs related to HVAC, through preventative maintenance, energy management, environmental management, waste management, landscaping, pest control, property security snow removal, parking lot and roof maintenance and rehabilitation, life safety systems, cleaning operations, tenant coordination and other pertinent aspects of physical operations to ensure the ongoing efficiency of the Centre operations
  • Secures CF property against loss due to theft, fire, liability claims and prosecutions resulting from operations by ensuring all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss

What you need to succeed
  • Grade 12 or equivalent
  • Diploma in Building Environmental Systems offered through Community College
  • Stationary Engineer 4th Class Certificate, SMA (BOMA) or Building Environmental Systems II
  • Minimum 5 years’ experience in physical Operations management, with at least 2 years supervisory experience, preferably in a shopping centre, office or mixed use environment
  • Thorough knowledge of general maintenance procedures, plumbing/carpentry skills, current technology and HVAC electrical/mechanical systems
  • Proficient with Word, Excel, Building Automation Systems and Preventative Maintenance software

Starting base salary for this job level may range from $58,194 to $77,592. The actual base salary offered will consider several factors including, but not limited to the role, experiences, skills & qualifications, location, market and internal considerations; with this context, CF reserves the right to pay above this range. Cadillac Fairview offers a competitive total rewards package in addition to base pay which may include a performance - based incentive plan, a comprehensive pension and benefits plan, paid time off including vacation, well-being & volunteer days and support for continued growth and development.
