AIMCo is seeking a Manager, Foreign Real Estate Accounting to oversee financial reporting for a portfolio over $8.5 billion. The role drives accuracy and efficiency in reporting, with a mix of technical accounting and project work.

This hybrid position has a strong preference for being in our Edmonton office. The ideal candidate has a CPA designation, 5+ years in real estate accounting, IFRS expertise, and proficiency in Yardi.

Qualifications

• CPA designation completed and in good standing.
• 5+ years of experience, ideally with exposure to real estate.
• IFRS reporting and consolidation experience.
• Advanced Excel skills.
• Familiarity with Yardi PM/Asset Management software preferred.

Responsibilities

• Oversee shareholder capital calls, distributions, and approvals.
• Review and approve vendor payments.
• Oversee IFRS and Luxembourg GAAP financial reporting.
• Lead audits for assigned entities and coordinate with auditors.
• Manage intercompany loan schedules and transfer pricing concerns.
• Lead annual budgeting for properties and validate inputs.

• Coordinate onboarding of new investments in Yardi and reporting with managers.

Opportunity

Are you a self-starter with a drive to research, problem solve and create efficiencies? If that sounds like you, there will be an opportunity to shine as a Manager, Foreign Real Estate Accounting.

In this role, you will play an important part in leveraging the real estate portfolio through sound accounting and financial reporting practices to ensure maximum value for our clients. You will play an instrumental role in developing and completing the financial reporting for the foreign real estate portfolio totaling over $8.5 billion. Outside of the financial reporting cycles, you will have the opportunity to contribute to special projects focused on driving efficiencies across the team.

Note: This is a hybrid role with a strong preference to be in our Edmonton office

Responsibilities

• Oversee the shareholder capital call and distribution process, reviewing notices for accuracy and compliance with shareholder agreements, ensuring appropriate approvals are obtained, and monitoring timely issuance
• Review and approve vendor payments
• Provide oversight and review of annual financial accounts prepared for assigned entities under Luxembourg GAAP and consolidated financial statements prepared under IFRS
• Lead the audit process for assigned portfolio of legal entities acting as the main point of contact for auditors
• Lead and oversee an assigned portfolio of legal entities, acting as the primary escalation and relationship contact for asset managers and external accounting service providers
• Review intercompany loan schedules and supporting documentation, ensuring compliance with applicable transfer pricing requirements and appropriate resolution of issues
• Lead and oversee the annual budgeting process for an assigned portfolio of properties, reviewing key assumptions, challenging inputs, and ensuring alignment with portfolio objectives and reporting requirements
• Review research on technical accounting matters and accounting position papers, ensuring conclusions appropriately apply reporting standards and support the accounting treatment of transactions.
• Provide oversight and direction for the onboarding of new investments, including review of system configuration, roll-up and cascading rule design in Yardi, and coordination of reporting requirements with property managers and asset managers

Our Ideal Candidate

• Completion of CPA designation
• 5+ years of experience, ideally with exposure to real estate
• Prior experience with Yardi Property and Asset Management Software is preferred
• Knowledge of International Financial Reporting Standards (IFRS)
• Ability to analyze and interpret financial data, prepare financial reports, statements and/or projections, draw conclusions and make recommendations based on information presented
• Proficient with Microsoft Office, specifically Microsoft Excel
• Ability to speak French is an asset

Success Measures

A highly successful Manager will contribute to the implementation of efficiencies across the financial reporting cycle and investigate best practices of automation tools and artificial intelligence.
