Job summary

CreateTO, a City of Toronto agency, is seeking a Manager of Financial Analysis to oversee a small team and conduct strategic financial analysis for development, acquisitions and dispositions. You will guide analysts, ensure timely deliverables and provide advisory input for planning and forecasting aligned with CreateTO's portfolio goals.

The role requires deep financial modelling, strong communication and collaboration with internal stakeholders, and a hybrid work arrangement with three days

Qualifications

  • University Degree in Finance or Accounting.
  • CPA (CA, CMA or CGA), CFA or MBA required.
  • Minimum of 5 years in financial analysis, planning and forecasting.
  • Experience managing a team is an asset.
  • Experience with financial modelling and Excel.

THE OPPORTUNITY

Reporting to the Vice President, Financial Analysis and Advisory, but working closely with the senior development leaders, the Manager, Financial Analysis will be responsible for oversight of the financial analysts (2) including review of analyst work, implementation of best practices as it relates to verbal and written communication, guidance and mentoring. The manager will oversee and manage financial projects and deliverables ensuring quality of work and completion timelines are maintained.

In addition, due to the nature of a small team, the manager will be required to provide meaningful individual contributions to financial analysis and reports to be used in development, acquisitions and dispositions, budgeting, forecasting and for Board presentation. Furthermore, opportunities will exist for advisory services and strategic planning for the company and city related to real estate projects and forecasting.

PRINCIPAL FUNCTIONAL RESPONSIBILITIES
  • Oversee and prepare pro-forma financial analysis and reports for development projects.
  • Oversee and perform asset and market due diligence.
  • Prepare ad hoc financial models and analysis as well as advise Analysts on best approach to analysis and financial modelling.
  • Prepare underwriting packages, presentations, quarterly reporting, board reports and business cases for senior management, executive management and CreateTO Board members.
  • Liaise with internal and external groups to gather supporting details and information for various development projects.
  • Responsible for managing financial projects ensuring quality of work and completion timelines.
  • Prepare valuation models and budgets for existing portfolio as well as provide related analysis and commentary and advisory services.
  • Assist and liaise with appraisers on the valuation of current and future properties for the purposes of acquisitions and dispositions.
  • Improve the quality and efficiency of financial reports and models and seek opportunities to streamline analysis and processes.
  • Maintain strong working relationships with internal customers in the corporate and divisional offices, and work proactively to identify opportunities and mitigate risks.
  • Oversee and assist in due diligence, marketing and management of development projects.
  • Provide support pertaining to ad hoc projects as required including preparation of financial presentations and reports for senior management and executive team.
  • Present materials to internal senior staff and City stakeholders.
  • Provide guidance and mentorship to the financial analysts.
CANDIDATE ATTRIBUTES
  • University Degree, with a focus in Finance or Accounting.
  • Accounting designation CPA (CA, CMA or CGA), CFA, or MBA required.
  • Minimum of 5 years of experience in financial analysis, planning and forecasting role.
  • Experience managing a team of 1 or more direct reports considered an asset.
  • Experience with financial modelling and analysis, particularly in Excel.
  • Excellent financial modelling and planning skills, with a track record of continuous improvement.
  • Advanced financial analytical skills and problem-solving, with a focus on understanding operational decisions and their impact on financial reporting and cash flow.
  • Excellent relationship building with a strong customer focus and a collaborative working style.
  • Exceptional Communication skills, both written and verbal, including the ability to communicate effectively with all levels of the organization.
  • Hands on, detail oriented with ability to think strategically.
  • Demonstrates the highest level of ethics and personal integrity.
  • Demonstrates competence in MS Office applications; ability to quickly learn and demonstrate functional competence with financial systems.
  • Experience in the real estate industry is required.
  • Ability to work well under pressure with multiple competing deadlines.
TOTAL COMPENSATION

The salary range for this position is $105,040 to $156,550 annually, with new hires typically expected to start between $105,040 and $130,290, commensurate with qualifications and experience.
