Job Description

The Maintenance Technician, reporting to the Maintenance Manager, is a professional with a practical mind and attention to detail. The role is responsible for ensuring maintenance repairs are completed on a timely basis to ensure resident satisfaction and safety is in alignment with procedures and service level agreements.

Essential Duties and Responsibilities:

Customer Service

  • Act with integrity and demonstrate support for our core values.
  • Maintain an overall focus on enhancing the resident experience.
  • Provide timely written and verbal communication to residents on work order status.
  • Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and vendors.
  • Provide exceptional customer service when interacting with residents and vendors.
  • Courteous and prompt communication with team members and management.

Maintenance

  • Respond promptly and professionally to meet the 24-hour repair response standard.
  • Perform general and specialized maintenance requests which can include but is not limited to the following: minor plumbing, electrical, HVAC, carpentry, and renovation (drywall, painting, flooring, and/or cabinetry) repairs.
  • Perform daily mechanical, electrical, plumbing, and HVAC systems inspections and maintain accurate logs and escalated deficiencies.
  • Assist with maintaining the monthly compliance checklist to ensure RentSafe compliance standards are aligned.
  • Assist with building common area daily walks and proactively address deficiencies to ensure safety, and overall condition of amenity spaces.
  • Provide on-call support for after-hours site emergencies on a rotating schedule.
  • Assist with escalating small projects to external vendors and oversee project progress, and track completion to ensure quality and timelines are met.
  • Ensure proper workflow for all maintenance work orders are completed.
  • Ensure compliance with Joint Health and Safety Committee (JHSC) protocols and participate in safety initiatives as required.
  • Assist with maintaining supplies and equipment inventory.
  • Utilize technology to accurately drive productivity and continuous improvement for maintenance service delivery.
  • Complete maintenance logs and ensure accuracy and compliance to company policy.
  • Other duties as required.

Health & Safety

  • Ensure all vendors and contractors comply with the established health and safety legislation and policy, and immediately address any infractions, hazardous conditions, or damaged equipment.
  • Follow prescribed Personal Protective Equipment (PPE), health and safety regulations and procedures in compliance with Ministry of Labour laws.
  • Ensure compliance with all legislation, including but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, and Ontario’s Occupational Health and Safety Act.

Administration & Reporting

  • Document and report all maintenance work order records electronically via Resident APP in a timely manner.
  • Detail work completion or if outside contractor work is required to complete the maintenance work order.
  • Assist with submitting maintenance-related purchase orders for parts, supplies, and services.
  • Assist with open invoice reports for maintenance related items and services.

Qualifications:

  • Self-starter with high degree of initiative, agility, flexibility, and professionalism.
  • Exceptional communication (written and verbal) and interpersonal relationship skills.
  • Intermediate level knowledge of MS Office.
  • Ability to work with a diverse group of people and interests while being culturally aware.
  • Ability to work flexible hours, including on call.

Minimum Requirements:

  • High school diploma.
  • Skilled in repair and maintenance of building systems, including, but not limited to minor plumbing, electrical, mechanical, HVAC and miscellaneous renovation repairs.

Preferred Attributes:

  • College diploma or trades certification in relevant field.
  • Basic knowledge of Yardi.

  • Frequently required to sit, talk, and hear.
  • Regularly required to stand and move; use hands to grasp, squeeze, finger, handle, and feel; reach, push, and pull with hands and arms; twist; reach overhead; stoop, kneel, squat, bend, and crouch.
  • Regularly required to climb and descend stairs and ladders.
  • Regularly lift, carry, and move up to 50 pounds.
  • Vision abilities required by this job include close vision, distance vision, and depth perception.
  • If driving a company-provided vehicle: coordinate hands and feet, incorporating vision and hearing, to drive safely.
