Maintenance Technician

Job Description

Essential Duties and Responsibilities:

Customer Service

1. Act with integrity and demonstrate support for our core values.
2. Maintain an overall focus on enhancing the resident experience.
3. Provide timely written and verbal communication to residents on work order status.
4. Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and vendors.
5. Provide exceptional customer service when interacting with residents and vendors.
6. Courteous and prompt communication with team members and management.

Maintenance

1. Respond promptly and professionally to meet the 24-hour repair response standard.
2. Perform general and specialized maintenance requests which can include but is not limited to the following: minor plumbing, electrical, HVAC, carpentry, and renovation (drywall, painting, flooring, and/or cabinetry) repairs.
3. Perform daily mechanical, electrical, plumbing, and HVAC systems inspections and maintain accurate logs and escalated deficiencies.
4. Assist with maintaining the monthly compliance checklist to ensure RentSafe compliance standards are aligned.
5. Assist with building common area daily walks and proactively address deficiencies to ensure safety, and overall condition of amenity spaces.
6. Provide on-call support for after-hours site emergencies on a rotating schedule.
7. Assist with escalating small projects to external vendors and oversee project progress, and track completion to ensure quality and timelines are met.
8. Ensure proper workflow for all maintenance work orders are completed.
9. Ensure compliance with Joint Health and Safety Committee (JHSC) protocols and participate in safety initiatives as required.
10. Assist with maintaining supplies and equipment inventory.
11. Utilize technology to accurately drive productivity and continuous improvement for maintenance service delivery.
12. Complete maintenance logs and ensure accuracy and compliance to company policy.
13. Other duties as required.

Health & Safety

1. Ensure all vendors and contractors comply with the established health and safety legislation and policy, and immediately address any infractions, hazardous conditions, or damaged equipment.
2. Follow prescribed Personal Protective Equipment (PPE), health and safety regulations and procedures in compliance with Ministry of Labour laws.
3. Ensure compliance with all legislation, including but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, and Ontario’s Occupational Health and Safety Act.

Administration & Reporting

1. Document and report all maintenance work order records electronically via Resident APP in a timely manner.
2. Detail work completion or if outside contractor work is required to complete the maintenance work order.
3. Assist with submitting maintenance-related purchase orders for parts, supplies, and services.
4. Assist with open invoice reports for maintenance related items and services.

Qualifications:

1. Self-starter with high degree of initiative, agility, flexibility, and professionalism.
2. Exceptional communication (written and verbal) and interpersonal relationship skills.
3. Intermediate level knowledge of MS Office.
4. Ability to work with a diverse group of people and interests while being culturally aware.
5. Ability to work flexible hours, including on call.

Minimum Requirements:

1. High school diploma.
2. Skilled in repair and maintenance of building systems, including, but not limited to minor plumbing, electrical, mechanical, HVAC and miscellaneous renovation repairs.

Preferred Attributes:

1. College diploma or trades certification in relevant field.
2. Basic knowledge of Yardi.

4. Regularly lift, carry, and move up to 50 pounds.
5. Vision abilities required by this job include close vision, distance vision, and depth perception.
6. If driving a company-provided vehicle: coordinate hands and feet, incorporating vision and hearing, to drive safely.
