Job summary

Pier 4 Ltd. in London, Ontario, is seeking a hands-on residential maintenance professional to join our on-site team. You will perform maintenance, respond to tenant requests, and keep common areas safe and presentable.

This role requires a high school diploma, 2+ years of building operations experience, a valid G license, and the ability to work independently as well as with a team. We offer a CAD salary and a comprehensive rewards package.

Qualifications

  • High School Diploma or equivalent.
  • Minimum 2 years of residential maintenance or related experience.
  • Valid Ontario Class G Driver’s License and access to a reliable vehicle.
  • Authorized to work in Canada and pass a criminal background check.
  • Experience with general repairs, preventative maintenance, and suite turnover.
  • Knowledge of Ontario tenancy legislation is an asset.

Responsibilities

  • Complete scheduled and unscheduled maintenance work orders promptly.
  • Respond to resident service requests within 24 hours with clear communication.
  • Follow daily, weekly, and monthly maintenance schedules.
  • Repair and renovate vacant and occupied units and common areas.
  • Perform minor plumbing and electrical repairs.
  • Maintain curb appeal and exterior maintenance tasks.
  • Monitor building systems: electrical, mechanical, boiler, elevator, fire safety.
  • Participate in on-call rotation and after-hours emergencies.
  • Travel between properties within the portfolio; car allowance provided.

Key Responsibilities
  • Complete scheduled and unscheduled maintenance work orders in a timely and professional manner.
  • Respond to resident service requests and maintenance concerns within 24 hours, ensuring a high standard of customer service and regular communication with the Property Manager.
  • Perform preventative maintenance tasks and follow established daily, weekly, and monthly maintenance schedules.
  • Repair, renovative, and prepare vacant and occupied residential units, as well as common areas.
  • Perform minor plumbing and electrical repairs, including fixture replacement, basic troubleshooting, and general maintenance work.
  • Maintain the cleanliness, appearance, and curb appeal of the property through activities such as litter collection, sweeping, lawn care, snow removal, and other exterior maintenance duties.
  • Monitor and assist with operation of building systems, including electrical, mechanical, boiler, elevator, fire safety, sprinkler, and timer systems.
  • Participate in an on-call rotation and respond to after-hours maintenance emergencies as required.
  • Travel between multiple properties within the portfolio to support operational needs. Approved car allowance compensation.
Crucial Knowledge, Skills
  • Must own personal cordless hand and power tools necessary to perform the duties of this role.
  • Strong troubleshooting and problem-solving skills with the ability to manage multiple priorities.
  • Working knowledge of plumbing, electrical, carpentry, and general building maintenance.
  • Excellent communication, customer service, and organizational skills.
  • Ability to work independently and collaboratively within a team environment.
  • Familiarity with building systems, including mechanical, electrical, boiler, elevator, and fire safety systems.
  • Knowledge of Ontario residential tenancy legislation is considered an asset.
  • Ability to perform physical work, including lifting up to 50 lbs.
  • Flexibility to participate in on-call rotations and respond to after-hour emergencies.
Education & Experience Required
  • High School Diploma or equivalent.
  • Minimum of 2 years of residential maintenance, property maintenance, building operations or related experience.
  • Valid Ontario Class G Driver’s License and assess to a reliable vehicle.
  • Eligible to work in Canada and successfully pass a criminal background check.
  • Demonstrated experience performing general repairs, preventative maintenance, renovations, and suite turnover work.
  • Knowledge of applicable Ontario residential tenancy legislation and landlord-tenant relations is considered an asset.
Additional Details
  • Competitive Salary Range: $45,000 – 65,000.
  • Work Arrangement: Fully on-site, 5 days a week at our London locations.
