Qualifications

  • 5+ years of maintenance experience is required, preferably in property management.

Willow Bridge is currently hiring for an experienced Maintenance Supervisor to oversee maintenance operations for a multi-family residential community. Responsibilities

  1. Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, turnovers, and groundskeeping.
  2. Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety standards.
  3. Conduct safety inspections, correct unsafe practices, and train staff in safe handling of chemicals, supplies, and equipment.
  4. Lead safety and departmental meetings, participate in community events, and coordinate with vendors and contractors for maintenance work.
  5. Manage departmental budget, ensuring projects and schedules stay within financial guidelines.
  6. Prepare project specifications, negotiate bids, and oversee vendor work for quality and compliance.
  7. Order supplies and materials efficiently, maintaining proper inventory levels.
  8. Ensure service requests are assigned and completed promptly.
  9. Complete make-readies and maintenance projects accurately and on time, maintaining quality standards.
  10. Update and manage service requests using Yardi Mobile until completion.
  11. Troubleshoot and train staff on various trades, assessing and repairing equipment and systems.
  12. Perform regular safety inspections and ensure staff safety training.
  13. Adhere to all safety policies, OSHA regulations, and legal requirements regarding health, safety, and environmental standards.
Qualifications

  1. Minimum of 5 years’ maintenance experience, property management experience preferred.
  2. Proven leadership skills in supervising large teams.
  3. Strong understanding of electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
  4. HVAC and EPA certifications preferred.
  5. Excellent communication skills for interacting with management, vendors, and residents.
  6. Proficiency with small tools, electrical work, and basic repairs.
  7. Basic computer skills, including mobile devices and PCs.
  8. A valid license may be required.
  9. Availability for on-call, emergency, and off-hours work.
  10. Ability to lift up to 50 lbs.
