The Maintenance Mechanic will perform and coordinate all maintenance activities at the Capital One office in Toronto. The successful candidate will focus on operating, maintaining, troubleshooting, and repairing facility equipment across all systems. Candidates should demonstrate a strong foundational understanding in one or more craft areas (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others to successfully complete daily and weekly work assignments.

Responsibilities

1. Ensure that work performed in client spaces is accomplished with minimal disruption and is followed by adequate cleanup.
2. Perform daily rounds and inspections, documenting in logbooks or Corrigo work orders as assigned by the direct manager.
3. Respond promptly to Corrigo work orders and tenant inquiries.
4. Coordinate and support maintenance performed by vendors, ensuring work is completed correctly and safely.
5. Create Method of Procedures (MOPs) for all critical maintenance activities for approval.
6. Schedule critical maintenance activities with vendors.
7. Identify and escalate operational and safety risks to the direct manager.
8. Respond to emergency system failures and alarms, making repairs or overseeing vendors as needed, including outside of regular hours.
9. Work overtime or weekends during scheduled projects and preventative maintenance periods as required.
10. Notify the direct manager of observed inefficiencies (utilities, etc.).
11. Support the direct manager as needed.
12. Assist with on-site escorting of construction vendors to ensure adherence to standards and policies.
13. Partner with other service teams, including Project Management, Technology, Security, Moves, and Janitorial staff.
14. Maintain an adequate inventory of tools and supplies, developing sources for stock materials.
15. Ensure safe storage, usage, and disposal of hazardous materials, maintaining a clean and safe workplace.
16. Review monthly service request summaries to identify and address recurrent operational problems.
17. Handle conference room setups and resets, including coordination with IT for AV requirements.
18. Perform minor furniture repairs and move furniture as needed.
19. Manage inventory of cleaning and maintenance supplies and oversee key distribution and storage.
20. Assist with loading and unloading deliveries from contractors.
21. Maintain floor surfaces for spills and debris.
22. Perform additional duties as requested.

Qualifications

• Ability to analyze the operation of various systems, diagnose problems, and take corrective actions.
• Working knowledge of computer applications such as Word and Excel.
• High School diploma or GED; trade licenses are a plus.
• Knowledge of Corrigo or similar CMMS systems.
• Flexibility to respond to urgent situations, including being available for on-call work, overtime, and weekends during scheduled projects and preventative maintenance.
