Job summary

Equans is seeking a Maintenance Manager in Surrey to lead the on-site maintenance of HVAC, electrical, plumbing, and building envelope systems. You will oversee a multi-disciplinary team, coordinate with stakeholders, and drive adherence to health and safety standards and contractual KPIs.

Responsibilities include planning maintenance activities, supervising staff and contractors, and ensuring audits and budgets are met while maintaining uninterrupted facility operations.

Qualifications

• 5+ years of experience in a similar role managing 5+ reports.
• Knowledge of mechanical, electrical and plumbing systems including HVAC, life safety, access control.
• Familiar with BC Building Code, Fire Code, Plumbing code and related standards.

Responsibilities

• Direct maintenance of HVAC, electrical, plumbing systems and building envelope.
• Lead a multidisciplinary team and supervise direct reports and contractors.
• Coordinate with Contract Manager to meet budgets, KPIs and audit readiness.

Accountable for operational continuity and achieving specific operational objectives.Ensures day to day requirements of delivering the FM contract are met. Works with Contract Manager to ensure audit readiness at all times.Ensure legislative and contractual performance is completed per agreed budgets and compliance with KPIs.Scope of duties & responsibilitiesComply with company’s Health & Safety Policy, Health & Safety Management Plans, other company policies, procedures, and quality requirements, and ensure a safe and healthy working environment within the post-holder’s span of control.Ensures that all work relating to building systems and maintenance complies with WCB and health/safety regulations. Ensures that direct reports and contractors performing such work are trained and given safety updates that meet WCB standards.Directly manages employees with a multi-disciplinary skillset and trades certifications, ideally with experience of working in a Unionized environment. Carries out supervisory responsibilities per the organization's policies and applicable laws. Responsibilities include health and safety, planning, assigning, and directing work, addressing complaints and resolving problems, interviewing, hiring, and training employees, appraising performance, rewarding and disciplining employees.Directs maintenance activities and oversees inspections of building systems to provide continuous supply of HVAC, electricity, gas, water and sewage for operations, in conformance with operational standards and regulations.Ensures maintenance activities & shutdowns are planned and executed in coordination with clinical stakeholders to minimize risk to patient care and continuity of clinical services. This includes risk assessment, approvals, restoration and verification.Perform field observations and regular quality audits of building components, inclusive of electrical and mechanical systems, the start-up and shut down of building equipment, water treatment, diesel generator, electrical vault, fire life safety systems elevating devices, employee duties, and preventative and corrective maintenance activitiesLeads response to utility and critical equipment failures, including escalation, implementation of contingency measures, restoration and post-incident review.Identifies and resolves problems in a timely manner. Gathers and analyses data and information to ensure building performance.Reviews work orders to determine work priorities.Monitors Maximo including work-order management, asset data, preventive maintenance, backlog and completion records. Provides Contract Manager with regular updates on where the department is related to KPI’s.Ensures the Asset Register and Planned Preventative Maintenance (PPM) work tasks are updated as part of ongoing maintenance activities.Requisitions tools and equipment, and replenishes supplies inventory by monitoring stock levels, anticipating needed materials, and placing or expediting orders; reviews and approves related invoices to maintain seamless operationsSupport the company’s Quality Policy Statement and actively participate in the achievement of company and personal Quality objectives.Works with Contract Manager to develop maintenance budget projections. Monitors expenditure of funds in budget. Works within approved budget. Develops and implements cost saving measures where there is no negative impact to KPI’s.Prepare routine and special system operation reports for clients and management. Ensures information requests and reports are completed in a timely manner.Provide technical expertise and support for Minor Works, Projects, RFA’s, RFP’s, etc.Works with all members of the operations team to ensure department goals are met.Develop and maintain a schedule of work hours for staff based on the CBA to meet operational needs and efficiencies.Maintain adequate, skilled employees to accomplish objectives and provide input during recruitment process.Fosters development of direct reports through coaching, mentoring and providing input relating to employee performance, succession planning, and recommending career development initiatives.Undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department / Service.Requirements / QualificationsMinimum of 5 years of experience in a similar role managing 5+ reports.Extensive knowledge of, and experience with maintaining mechanical, electrical and plumbing systems, including HVAC, elevators, life safety systems, access control, grounds and gardens and other facility-related infrastructure.Working knowledge of building codes such as BC Building Code, BC Fire Code, BC Plumbing code, BC Landscape Standards, CSA, ASHRAE and WorkSafe BC requirementsComputer literacy with working knowledge of MS office suite, e.g. Word, Excel and Outlook Ability to and adapt to new software systems.Excellent command of the English language, both in verbal and written communication.Ability to read and interpret drawings, specifications, and control diagrams.Must possess the ability to manage multiple projects simultaneously and to effectively interface with others.Knowledge of hospitals and hospital systems.
