Facility Services - Purpose Statement
The Facility Services team at TWU supports the university's mission by ensuring safe, clean, well-maintained, accessible, sustainable buildings, infrastructure, and grounds that are continuously being improved while adhering to data-centric professional standards, through faithful, available, and teachable employees.

The Manager, Maintenance is responsible for planning, coordinating, and directing all daily functions related to the University’s physical assets. This includes basic purchasing, staff development, project coordination, and budget management. This role also involves the coordination and management of all Maintenance team members and trade contractors related to facilities and infrastructure repairs.
Key Areas of Accountability
Leadership & Team Management
- Lead and manage the Maintenance services team.
- Responsible for encouraging and maintaining an atmosphere of spiritual growth, skill, and personal development amongst all staff through daily staff meetings.
- Hiring and training staff as required, conducting performance reviews with direct reports, ensuring compliance with applicable safety requirements, providing opportunities for staff to be trained in safe work procedures, as well as dealing with the time management of staff.
- Manage all maintenance contractors, vendors, and service relationships.
- Provide maintenance-related support for TWU–LLC, and TWU-Richmond.
- Update monthly Key Performance Indicators as required.
- Provide reports and presentations as required.
- Manage and support with on-call as needed.
- Participates on the University Occupational Health & Safety Committee.
- Participates on the TWU Accessibility Committee.
Budget Management
- Ensure expenses do not exceed approved budget levels.
- Ensure the Expense Tracker is updated weekly and reconciled monthly to Vena.
- Ensure all vendors' invoices are submitted for payment, weekly.
Facility Maintenance
- Develop and maintain an Asset Maintenance strategy.
- Plan, organize, and implement maintenance services for all campus buildings.
- Execution of the Facility Services - Service Guide maintenance deliverables, including completion of Service Requests in the prescribed timeline.
- Ensure preventative maintenance is properly scheduled and implemented.
- Track utility (electricity, natural gas, water, etc.) performance of the campus facilities and make recommendations for environmental improvements.
- Ensure drawings for existing facilities are accurate and readily available.
- Ensure the Computerized Maintenance Management System (CMMS) potential is maximized.
- Ensure departmental policies and procedures are current and adhered to.
- Ensure critical assets are identified and critical spare parts are inventoried in preparation for business continuity.
- Ensure all relevant documentation is received from Capital Projects after each renovation or construction project.
- Responsible for regularly inspecting all TWU assets and communicating with staff and faculty in all buildings.

- Broad understanding for some of the building systems; HVAC, Plumbing, Electrical, Elevators, or / and fire safety systems

Standards & Requirements
Education: Grade 12 completion required. 2 or more year’s formal post-secondary highly preferred.
Experience: 5-7 years of supervisory/ management experience required. 3-5 if a post-secondary diploma or degree has been earned. Relevant management experience in facility and maintenance, multi-agency collaboration, and working within higher education is preferred.
