Job summary

Avenue Living Residential is seeking a Maintenance Associate to support residential properties across Western Canada. You will handle resident requests, perform repairs, prepare units for occupancy, and participate in preventative maintenance.

Qualifications

• 3–5 years’ experience in general maintenance/repairs in residential or commercial environments.
• Technology proficiency to use multiple programs and systems on mobile devices.
• Strong communication skills and ability to adapt to resident needs.
• Passion for delivering excellent customer service and building relationships.
• Must supply own tools and CSA steel-toed boots.
• Must be clean-shaven to wear a respirator.
• Valid driver’s license with clean record and access to a reliable vehicle.
• Ability to work outside normal hours and be part of on-call rotation.
• Must pass a criminal record check.

Responsibilities

• Manage resident requests and follow up to ensure timely, satisfactory work orders (maintenance, pest, quality assurance).
• Deliver excellent customer service to develop long-term resident relationships.
• Prepare units for occupancy (painting, drywall, heating, plumbing, electrical) and maintain market-ready spaces.
• Assist with property improvements and preventative maintenance tasks.
• Perform repairs and inspections on building systems (boilers, HVAC, plumbing, electrical).
• Complete routine repairs (doors, hinges, locks) and routine maintenance on equipment.
• Troubleshoot HVAC systems and replace filters as needed.
• Maintain a safe, clean job site and identify hazards.
• Maintain daily ground maintenance and keep logs of work and boiler checks.
• Coordinate with leadership to purchase maintenance supplies and materials.

WHAT WILLYOUDO?

• Responsible for managing resident requests and engaging in proper follow-up to ensure work orders are completed ina timelyand satisfactory manner. This includes but are not limited to maintenance, pest, qualityassuranceand general work orders.
• Deliver excellent customer service to develop long-term relationships with our valued residents.
• Prepare units for occupancy including but not limited to painting, drywall repairs, heating,plumbingand minor electrical repairs. Ensure market ready apartments,common areas, and amenities are clean andmaintaineddaily to Avenue Living Residential quality standards.
• Participate in property improvements and preventative maintenance scheduled tasks.
• Perform repairs and maintenance to building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for all building equipment including but not limited to boilers, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Have a safety-first attitude by completing all requested training by deadline and focus onmaintaininga clean and safe job site and the ability toidentifyrisks and hazards.
• Perform daily ground maintenance of the properties including picking up and disposing of garbage and rubbish.
• Maintainaccuratedetails of work orders, boiler checks, snow logs, etc. using our various systems and applications.
• Deliver and remove materials and appliances,assistingwith installation and disposal of any other unneeded materials asrequired.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership topurchasemaintenance supplies and materials from vendors and ensure purchase orders are approved.
• Be available for scheduled On Call and respond to emergency work orders asrequired.
• Other duties asrequired.
