Job summary

Avenue Living Residential in Medicine Hat, AB, is looking for a skilled Maintenance Technician to help maintain our residential properties and ensure a safe, comfortable living environment for residents.

You will handle repairs, preventive maintenance, and on-call tasks, deliver friendly service, manage work orders, and coordinate with leadership on supplies. A tech-savvy, reliable, and team-oriented mindset is essential.

Qualifications

• 3-5 years’ experience in general maintenance and repairs in a residential or commercial environment.
• Technology-savvy with the ability to use multiple programs on mobile devices.
• Strong communication skills and ability to adapt communication to resident needs.
• Passion for delivering excellent customer service and building relationships.

Responsibilities

• Manage resident requests and follow up to ensure timely work orders.
• Deliver excellent customer service to residents.
• Prepare units for occupancy including painting, drywall repairs, heating, plumbing and minor electrical repairs.
• Participate in property improvements and preventative maintenance tasks.
• Perform repairs and maintenance to building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for boilers, HVAC, plumbing, and electrical systems.
• Troubleshoot HVAC systems and replace filters.
• Maintain a clean and safe job site and complete required training.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership to purchase maintenance supplies and materials.
• Be available for scheduled on-call rotation.

WHAT WILLYOUDO?

• Responsible for managing resident requests and engaging in proper follow-up to ensure work orders are completed in a timely and satisfactory manner. This includes but are not limited to maintenance, pest, quality assurance and general work orders.
• Deliver excellent customer service to develop long-term relationships with our valued residents.
• Prepare units for occupancy including but not limited to painting, drywall repairs, heating, plumbing and minor electrical repairs. Ensure market ready apartments, common areas, and amenities are clean and maintained daily to Avenue Living Residential quality standards.
• Participate in property improvements and preventative maintenance scheduled tasks.
• Perform repairs and maintenance to building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for all building equipment including but not limited to boilers, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Have a safety-first attitude by completing all requested training by deadline and focus on maintaining a clean and safe job site and the ability to identify risks and hazards.
• Perform daily ground maintenance of the properties including picking up and disposing of garbage and rubbish.
• Maintain accurate details of work orders, boiler checks, snow logs, etc. using our various systems and applications.
• Deliver and remove materials and appliances, assisting with installation and disposal of any other unneeded materials as required.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership to purchase maintenance supplies and materials from vendors and ensure purchase orders are approved.

WHATWILL YOUNEED?

• 3-5 years’ experience in general maintenance and repairs in a residential or commercial environment.
• A technology-savvy skillset with the ability to work within multiple programs and systems at the same time via mobile phone.
• Strong communication skills with the ability to adapt communication style to meet Resident needs.
• A passion for delivering excellent customer service with strong relationship-building skills.
• Must be able to supply your own tools and CSA steel-toed boots.
• Mandatory requirement to be clean shaven to wear a respirator as required.
• Avaliddriver'slicense, clean driver’s abstract,and access to a reliablevehicle.
• Ability to work outside of normal business hours and be part of the On Call Rotation.
• Must complete & pass a criminal record check.
