Job summary

BGO is seeking a Live-In Maintenance Technician for an onsite role in Toronto, Ontario. You will perform preventative and reactive maintenance, oversee common areas, and support safety and building operations across multi-residential properties.

Responsibilities include coordinating with vendors, monitoring systems such as HVAC and electrical, and ensuring timely response to resident requests. Strong safety awareness and ability to work on-call are essential.

Qualifications

• High school diploma required.
• Experience in multi-residential property maintenance with a service ethic.
• Familiar with Occupational Health and Safety and WHMIS practices.
• Comfort using smartphones and two-way radios.
• Knowledge of maintenance systems (pumps, emergency generators, HVAC, boilers, sprinklers).

• Maintain exterior areas like parking levels, garages, service rooms, and debris removal.
• Perform seasonal maintenance such as snow removal, pot watering, pressure washing, and minor repairs.
• Respond to resident requests and emergencies within 24 hours when possible.
• Coordinate with contractors and vendors and report progress to management.
• Monitor building systems and equipment and complete scheduled testing and maintenance.
• Maintain records, OSH/MSD compliance, month-end duties, and emergency/on-call tasks.

Job description

The Live-In Maintenance Technician will contribute and participate in activities related to preventative, scheduled or unscheduled maintenance as well as environmental, health and safety, and other special initiatives.

This is an onsite, live-in position located in Toronto, Ontario.

What You Will Do

• Clean and maintain common areas, amenity spaces, bathrooms, and building interiors, including sweeping, vacuuming, mopping, sanitizing, and restocking supplies.
• Maintain exterior areas such as parking levels, underground garages, service rooms, patios, rooftops, and surrounding property, including garbage and debris removal.
• Perform seasonal and general maintenance, including snow removal, watering flowerpots, pressure washing, and minor repairs such as clogged sinks, lighting, toilets, and flood cleanup.
• Respond to resident requests and emergencies within 24 hours when possible, providing prompt service, communication, and follow-up to support resident satisfaction.
• Coordinate with contractors and vendors, accompany them during work, and report progress to property management.
• Monitor building systems and equipment, including elevators, boilers, electrical systems, fire panels, generators, sprinklers, mechanical systems, and pressure/temperature gauges; complete scheduled testing and preventive maintenance.
• Maintain records and support building operations, including equipment/service documentation, safety (OSH/MSD) requirements, month-end duties, vacant-suite inspections, emergency/on-call responsibilities, and other assigned tasks.

Who You Are

Key Qualifications

• Education – Completion of high school required.
• Experience - Related hands-on experience with Multi-Residential Property Management with a strong service ethic commitment. An awareness of Occupational Health and Safety and WHMIS management practices.
• Computer Skills - Comfortable using Smart Phones and two-way radios.
• Knowledge - Knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.).

Other Skills and Behaviours:

• Availability and On-Call Duties - Flexibility in hours to ensure availability for on-call duties, move-in-move-outs at the end of a month and into the first two to three days of the month. Hours may be changed based on operational needs. Must be able to handle emergencies occurring after regular office hours.
• Strong ability to Develop and sustain cooperating working relationships with staff, contractors, the public and especially residents.
• Police Clearance: A criminal verification check is required for employment

The Expected Base Pay Range: $51,000 - $56,000 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications.
