Job summary

Kingsley Management Inc. in the Kitchener/Waterloo area is seeking a Live-in Building Manager for a full-time role. You will manage cleaning, maintenance, and grounds, and coordinate with contractors while handling tenant relations and rent collection.

The position requires on-call responsibilities, physical endurance, and ability to move and lift items as part of daily duties. Accommodation is included as part of the live-in arrangement.

Qualifications

• Proven experience completing regular maintenance.
• Strong communication with tenants and management.
• Ability to lift and carry up to 50 lbs.
• Able to stand, walk, bend, and climb stairs for extended period.

Responsibilities

• Cleaning/Maintenance: Cleanliness of common areas, prepare suites for new residents, perform minor maintenance, coordinate with contractors, grounds maintenance incl. snow removal.
• Tenant Relations/Administrative: Address tenant concerns, maintain positive relations, show suites to prospective tenants, collect rents, assist with move-in/out, maintain logs.
• General: Follow an on-call schedule, stock control and inventory, other duties as assigned by Property Manager.

Responsibilities

Cleaning/Maintenance

• Ensure cleanliness of common areas, corridors, stairwells and elevators
• Prepare suites for new residents
• Perform minor maintenance throughout the building
• Coordinate with contractors for additional maintenance projects
• Grounds maintenance including: salting sidewalks and minor snow removal on walkways

Tenant Relations/Administrative

• Address tenant concerns promptly and effectively
• Maintain positive relations with tenants
• Show suites to prospective tenants
• Collect and record incoming rents
• Assist with move-in and move-out process
• Maintain building logs

General

• Follow an "on-call" schedule
• Stock control and inventory counts
• Other duties as assigned by Property Manager

• Proven experience completing regular maintenance

• Capable of moving large garbage bins and handling waste disposal tasks
