Job summary

Allied Properties REIT seeks a Lead Building Operator to maintain performance and reliability of building systems across the portfolio. The role involves supervising operations, coordinating with the Technical Services team, and ensuring safety and regulatory compliance in Canada’s urban properties.

The successful candidate will lead staff, troubleshoot equipment, monitor energy use, and support budget preparation, with a strong focus on customer service and cross‑functional collaboration.

Qualifications

  • Minimum 5 years in building operations/maintenance in commercial, retail, or industrial environments.
  • Experience with HVAC, plumbing, electrical, fire alarm systems.
  • Certificate of Building Environmental Systems BES I & II, SMA/SMT, 4th Class Power Engineer, or equivalent.
  • Knowledge of building operations, life safety and energy management practices.
  • Ability to read plans/blueprints; CAD knowledge.
  • Willingness to work overtime; valid driver’s license.

Responsibilities

  • Coach, develop and mentor team members to meet company expectations.
  • Train staff on equipment use and procedures to reduce operating costs.
  • Respond to tenant concerns and coordinate service delivery; use Yardi for work orders.
  • Ensure equipment and systems comply with codes and regulations.
  • Inspect and repair site mechanical, electrical, HVAC/BAS systems daily/weekly.
  • Interpret building data with the Technical Services Manager to optimize systems.
  • Assist in preparing building operating budgets.
  • Follow health, safety and security procedures and report concerns.

Maintain the performance and reliability of building systems across Allied’s portfolio. As a Lead Building Operator, you will perform a broad range of building operations and maintenance duties to ensure our properties operate efficiently, safely and to a high standard of physical quality.

Reporting to the Manager, Technical Services, you will collaborate across our organization to address both the planned and unplanned operational needs of our buildings and support the continued performance of Allied’s portfolio.

Responsibilities
  • Coach, develop and mentor other team members to achieve company expectations, including fostering a spirit of teamwork, empowerment, growth, learning and unity among all departments.
  • Train staff according to their needs and on any duties/procedures they are not familiar with, including how to troubleshoot equipment and perform repairs to reduce operating costs.
  • Respond, coordinate and supervise tenant concerns and delivery of services in a timely manner and assist in finding solutions as required, and record all service performed by using Yardi work order management system.
  • Ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations.
  • Conduct inspections and complete repairs as necessary on all site mechanical, electrical, and HVAC/BAS systems and related equipment including but not limited to water treatment, boilers, heat pumps, roof top units, air conditioners, etc., on daily/weekly basis.
  • Interpret building systems data and work with the Technical Services Manager to optimize systems and to reduce energy and environmental impact.
  • Provide assistance in the preparation of building operating budget.
  • Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and participating as a member of the joint health and safety committee.
Qualifications
  • Minimum 5 years of experience in building operations, general maintenance in a commercial, retail, or industrial environment.
  • Minimum 5 years of experience with HVAC, Plumbing, Electrical, Fire Alarm, and other related equipment and systems.
  • Certificate of Building Environmental Systems: BES I & II, SMA/SMT, 4th Class Power Engineer, or equivalent.
  • Understanding and knowledge of the building operations, life safety, emergencies procedures, and building systems including but not limited to HVAC, mechanical, electrical, plumbing, life safety, BBN, OT.
  • Understanding of energy management practices, heat transfer principles and sustainability.
  • Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training.
  • Knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority.
  • Ability to read and interpret plans, drawings, blueprints, and specifications (CAD advanced knowledge).
  • Experience in working at heights and use of booms and lifts, if applicable, would be an asset.
  • An assertive self-starter with the ability to work independently under minimal supervision.
  • Great time management skills and ability to prioritize work to deliver successful results within agreed upon time frames.
  • A strong communicator with a customer-focused mindset, sound judgment, attention to detail, and the ability to work collaboratively while adapting to change.
  • Computer literacy, including MS Office (Word/Excel).
  • Knowledge of Yardi FM, or other building management system would be an asset.
  • Willingness to work overtime to respond to emergencies and business demands.
  • Valid driver’s license.

$68,000 - $77,000 a year

Allieddeterminesindividual compensationby work location and other factors, including relevant experience,educationand internal equity.
