Job summary

TULLOCH in Sudbury, Ontario, is seeking a Land Use Planner with 3–5 years of experience to lead development projects across northern and central Ontario and to guide applicants through the Planning Act process. The ideal candidate holds a Bachelor’s degree in Urban and Regional Planning, with OPPI membership preferred (eligible within 1 year).

Strong communication, negotiation skills, and proficiency in MS Office and AutoCAD are required. A valid G license is desirable.

Qualifications

• 3–5 years in land use planning/development
• Knowledge of Planning Act, Provincial Policy Statement, Official Plans, Zoning By-Laws
• OPPI membership preferred; eligible within 1 year
• Ability to exercise independent judgement within defined parameters

Responsibilities

• Work on large and small development projects across northern and central Ontario
• Lead proponents through the Planning Act process
• Lead public consultation meetings and presentations to committees or councils
• Prepare Planning Act applications (Consent, Minor Variance, ZBA, OPA, Plan of Subdivision/Condominium, Site Plan)
• Prepare Planning Justification Reports and assist for OLT hearings
• Add value through policy analysis and critical thinking
• Collaborate with municipalities on strategic planning policy projects
• Undertake Official Plan reviews and municipal needs analyses
• Liaise with professionals, municipalities, and government agencies
• Build client relations
• Use AutoCAD and other design applications

Based in Sudbury, the Land Use Planner will report to the Planning Manager and will have a wide range of duties on a variety of land use planning projects. This is a new position. The salary range for this position is $72,000 - $104,000 annually.

What You’ll Do:

• Work on both large and small development projects throughout northern and central Ontario
• Lead development proponents through the Planning Act process
• Lead Public Consultation meetings and presentations to Committees of Adjustment or Municipal Councils in support of Planning Act applications
• Prepare Planning Act applications for Consent, Minor Variance, Zoning By-Law Amendments (Rezoning), Official Plan Amendments, Plan of Subdivision/Condominium, and Site Plan Control
• Prepare Planning Justification Reports, assist in preparing for Ontario Land Tribunal (OLT) hearings, and prepare and submit various application packages and supporting documents
• Add value to land through critical thinking and rigorous policy analysis
• Work with municipalities on strategic planning policy projects
• Undertake Official Plan review exercises and municipal needs analyses
• Liaise with other professionals, municipalities, and government agencies
• Build client relations
• Use AutoCAD and other design applications

Who You Are:

• You have 3-5 years experience working in a land use planning and development role, either in the private sector or at the municipal level
• You have working knowledge of the Planning Act, Provincial Policy Statement, municipal Official Plans, and Zoning or Development Permit By-Laws
• Full membership with the Ontario Professional Planners Institute (OPPI) is preferred. Eligibility for full membership with OPPI within 1 year is required at a minimum.
• You can exercise independent judgement within defined parameters and in alignment with business objectives
• You can adjust your approach as needed to accomplish desired results

What You Should Bring:

The ideal candidate will have at least a Bachelor’s degree in Urban and Regional Planning or other related program. Additionally, you should have:

• High motivation with results-oriented focus
• Superior organizational and multi-tasking skills
• Strong interpersonal and critical thinking skills
• Excellent oral and written communication skills, including analysis and negotiation skills
• Proficiency in using MS Office Suite (Word, Excel, PowerPoint)
• A valid Class G driver’s license
