The Opportunity :

The Property Accountant adds value by providing accurate financial information to help manage properties and budgets, facilitate decision-making, and monitor cash flows.

What You Will Do

• Handle full-cycle accounting for residential and mixed-use properties.
• Produce monthly Financial Statements per IFRS / ASPE standards or client requirements.
• Provide supplementary reports as needed.
• Analyze variances using budgets and other tools.
• Reconcile and analyze Balance Sheet accounts.
• Prepare and record operating costs and property tax adjustments monthly.
• Ensure timely reconciliation and remittance of taxes (HST, GST, QST).
• Monitor cash flows, including mortgage payments, payroll, taxes, and other major expenses.
• Determine surplus funds for distribution.
• Support tenant invoicing and reconciliation.
• Complete year-end adjustments and tenant billings within 90 days.
• Prepare property budgets on time.
• Propose procedural improvements for efficiency.
• Provide timely financial information internally and externally.
• Take full responsibility for assigned portfolio duties.
• Develop skills in problem solving, decision making, and communication.
• Communicate professionally with colleagues and clients.
• Assist with coverage during absences.
• Perform other duties as assigned.
• Support BGO’s environmental and social responsibility initiatives.

Who You Are

• Enrolled in CPA or equivalent program.
• Experience in full-cycle accounting is an asset.
• 2-3 years in residential / mixed-use property accounting preferred.
• Strong communication and relationship skills.
• Ability to manage multiple priorities and deadlines.
• Proficiency in Excel, Word, and Microsoft Office; knowledge of Yardi is an asset.
• Criminal verification check required.
